The subject of procurement is the construction of a new Crvene Kuće Primary School with a total of 17 classrooms for 16 grade sections (format 8*28+8*28 in accordance with MZOM regulations) and accompanying facilities, as well as a two-part school sports hall.
The school will be built in the Crvene Kuće settlement, north of Josipa Hatzea Street and west of Ive Mašine Street on plot no. 3812/13, cadastral municipality of Crno, which has an area of 9,257.00 m2. The new planned school space has a total gross area of 3,358.09 m2, the two-part school sports hall has a total gross area of 1,295.03 m2, and the total gross area of the school and sports hall amounts to 4,653.93 m2.
The location planned for the construction of the school is situated in the southern part of the Crvene Kuće settlement in Zadar. The plot is surrounded by roads on three sides (Ive Mašine Street to the southeast, Josipa Hatzea Street to the southwest, and a new road to the northwest), and on the northeast side, it connects to a new pedestrian transversal / promenade of the settlement.
The construction plot intended for the school is of relatively regular rectangular shape with a slight expansion at the northwestern end, and the longer sides are parallel to Josipa Hatzea Street.
On the construction plot, the building of the primary school with an accompanying two-part school sports hall, an outdoor playground, and a service road with parking is planned. The building is a freestanding structure consisting of two underground floors (the ground floor is partially buried). The external footprint dimensions are 93.02 x 60.52 m, and the maximum ridge height is 10.55 m from the adjusted terrain at the lowest part of the building.
The school building has an L-shaped floor plan to form a square in front of the main entrance while allowing the placement of the playground to the north of the plot, ensuring the most favorable orientations for classrooms. The school sports hall adjoins the school building at its northern end and is directly connected to the outdoor playgrounds. The hall is intended for the use of the school and the local community. The primary school building is designed to fit as well as possible into the existing or planned state as outlined in the Detailed Area Plan, where the planned elevation of the promenade to the northeast is 4 meters higher than the elevation of Josipa Hatzea Street to the southwest. The ground floor of the school is designed at the level of the surrounding terrain where the sports grounds are located to allow direct contact with the surrounding terrain, while the floor of the school is at the level of the main promenade of the settlement to connect the school's facilities to the settlement itself.
The floor of the building continues to the pedestrian walkway, which together with the school square makes an extension of the pedestrian communication connecting the public facilities of the settlement. From the promenade, it is possible to directly access the sports grounds via mounting stands on the north. From the school square, in addition to the main entrance to the building, three side entrances/exits to sections with subject classrooms are also provided.
An angular composition was used for the floor of the school to better define the square space but also to allow the best possible orientation for different classrooms. Thus, most classrooms received favorable southern lighting while the technical culture classrooms and the music and art classroom are positioned to the north and receive constant northern light through the terrace (which is formed as a flat walkthrough roof of the changing room section of the ground floor). On the ground floor, the grade classrooms are located along the southeastern edge of the school (two classrooms are on the southwest and two on the north) to ensure direct contact with the outside space and to form terraces for work/teaching in the open air, in addition to the classroom section. Also on the ground floor, there is a dining room with a kitchen, a service section, and access to the outdoor area via a service yard that connects to the parking zone to the west of the plot.
