Construction of two neighborhood garages in Ludwigshöhviertel Darmstadt, part of a new residential area for over 3,000 people with a focus on sustainability and greenery, as per the legal zoning plan S26 - Ludwigshöhviertel.

The Ludwigshöhviertel is being built on the former military areas of the Cambrai-Fritsch barracks and the Jefferson estate in the south of Darmstadt. This represents a transition area between the densely built-up core city and the green district of Eberstadt and is located within a forest and open land belt surrounding the science city of Darmstadt. The new district south of the Bessungen district (on Heidelberger Straße opposite the Lincoln estate) has a size of approx. 34 hectares and is essentially planned as a residential area for over 3,000 people. The aim is to create a modern new quarter for people of all ages and income groups. In addition to 1,400 residential units, 25% of which are intended for low-income households and 20% for middle-income households, an educational campus with a primary school, two neighbourhood garages, a daycare centre and a family centre with a neighbourhood and mobility centre are planned in the area of the Quartiers-Carré. The decisive factors for the development of the property are the stipulations of the development plan "Legal zoning plan S26 - Ludwigshöhviertel". The legal zoning plan was adopted by the City Council of the Science City of Darmstadt on 19.12.2023 and has been legally binding since 24.01.2024 after the public announcement as a statute resolution in the Darmstädter Echo. Of the three garage buildings shown in the development plan, two will be implemented in the first phase. These are garage buildings 1 (QG1) and 3 (QG 3). An important part of the mobility concept in the Ludwigshöhviertel are the decentralised neighbourhood garages. A large part of the private parking space is to be concentrated in the neighbourhood garages. In QG 1, parking spaces are to be made available for some of the staff and visitors of the neighboring family center and the education campus.

The subject of this tender is the award of a turnkey planning and construction (general contractor service (GÜ)) of the Quartiersgarage 1 in the north of the Ludwigshöhviertel in Darmstadt and the Quartiersgarage 3 located in the southwest of the area. The general contractor is also the client and hands over the neighbourhood garages on a turnkey basis. The decisive factor for the development of the plots is the stipulations of the development plan. The project includes all general contractor services, i.e. the planning and construction of two neighbourhood garages. All neighbourhood garages will be roofed, which will be extensively greened. In the case of the garage buildings, one location for the transformer of the e-mobility charging stations must be taken into account. The AG attaches great importance to sustainability. The subsequent management costs are always the focus of planning and execution, and a sustainable construction method must also be chosen.
