With this invitation to tender, HUS Kiinteistöt Oy tenders the procurement of functional analyses of HVAC systems carried out in hospitals and other units located in the operating area of HUS Corporation (e.g. HUS Kiinteistöt Oy and KOY HUS Asuntot). There are clinics (hospitals) especially in the cities of Helsinki, Espoo, Vantaa, Hyvinkää, Lohja, Porvoo and Raseborg, but there are also operations in other locations on a smaller scale. HUS Corporation has a total of approximately 1,000,000 m2 of hospital properties at its disposal. The customer uses Atmostech, Fidelix, Structureware, TAC Vista, Honeywell, Siemens and DEOS building automation systems. In competitive tendering, operators can offer services by area. The aim of the tendering process is to draw up a framework agreement as follows: 1. One-time and manual on-site audit/analysis (applies to all RAU systems of the Client), 2 Service providers 2. Periodic manual remote audit/analysis (applies to all other systems of the Subscriber, except Deos), 2 Service Providers 3. Audit/analysis using artificial intelligence, continuous automated operations (applies to Atmostech, Structureware and Fidelix systems), 2 Service providers The Service provides the Contracting entity with information on faults, repair needs, functionality and energy efficiency of the property's technical systems, such as heating, cooling, heat recovery, automation and ventilation systems, by analysing the information produced by building automation. As a result of the service, the Contracting entity will be provided with a report detailing the observations on the functionality and energy efficiency of the system that have emerged from the inspected system. The measures highlighted in the report are not included in the service, but the Customer implements them separately with partners. The measures must be clearly specified and justified for further action. During the contract period, the Client may order work within the sub-areas on an hourly rate basis or carry out a mini-tendering process for separate entities between framework operators. Based on the mini-tendering process, a project-specific Service Provider is selected. The Service Providers selected for the framework agreement are always subject to a mini-competitive bidding process for procurements/projects estimated to be worth €15,000 or more than €15,000. The customer also has the right to put out to tender entities that are lower than the maximum value. For purchases of less than €15,000 (individual work orders), the Client may acquire the necessary work package from the Service Provider it deems best and most appropriate according to the situation. The client's need for the work to be carried out varies from year to year and from property to property. The customer does not commit to a specific number of orders, but places orders according to their needs.
