Description:
The Immanuel Church, a listed building, requires renovation and repair services including re-roofing, masonry renovation, window and door repair, and interior renovation for barrier-free facilities. The project will be carried out in 4 construction phases, with the first phase including services for LPH 5-8. The eligible costs for the first phase amount to approximately €3,079,000 net. Additionally, special services for documentation of the work are required to be provided to the Department of Monument Protection.

The Immanuel Church was planned and built in the years 1891-1893 on Prenzlauer Berg by the architect Bernhard Kühn. The neo-Romanesque building is a listed building and is regularly used. At the northwest corner of the complex, a square tower of 68 meters high rises and sets an urban accent with reference to the prominent location of the church on a street corner.

Work phases 5 - 8 are commissioned in accordance with § 34 HOAI for the planning and supervision of the repair of the following components:
• Re-roofing of roof surfaces, including lightning protection
• Partial renewal of damaged structural timbers of the roof structure
• Renovation of masonry in the area of root penetration, structurally relevant cracks and impairments of structural weather protection
• Renovation / repair of windows and doors
• Renovation of the interior with the preparation of barrier-free toilet rooms and electrical room

The following special service is also commissioned:
• Documentation of the work for the lower monument protection authority

Building Design Services, Ev. Immanuel Church - Renovation of the shell.
The Immanuel Church was planned and built in the years 1891-1893 on Prenzlauer Berg by the architect Bernhard Kühn. The building is a listed building and is regularly used.

The structure has dimensions of around 42 m in length and 24 m in width. The entire complex consists of several interconnected buildings. The octagonal sacristy adjoins the choir to the east. To the east of the north aisle is a small chapel that faces north-south. There are connecting structures between these buildings, as well as a slender stair tower.

The brick building was built in neo-Romanesque style. The two main view sides are richly designed. At the northwest corner of the complex, a square tower of 68 meters high rises and sets an urban accent with reference to the prominent location of the church on a street corner. At the base of the tower there are terracotta statues of the four evangelists by Albert Wolff. In the west façade facing Prenzlauer Allee, the main entrance is in a vestibule with a monumental arched portal.
The north façade facing Immanuelkirchstraße is divided by three two-storey gables with small tracery round windows, the bays are separated from each other by buttresses with gargoyles standing on columns.

Of particular value in terms of monument preservation is the interior of the church, which has been preserved almost entirely from the time of construction. The wide and high central nave creates a room with a hall-like character.
The central nave is flanked by two side aisles of very different depths. The north aisle houses a spacious gallery. The south aisle is only a slight extension of the main nave, it only creates space for a walkway behind the clerestory supporting columns and pillars.

The side aisles are separated by round arches, which rest alternately on sandstone columns and on masonry pillars (Rhenish alternation). The services of the masonry pillars are supported by terracotta figures representing the apostles James, Bartholomew, Peter and Paul.

In the centre of the nave is a choir with a 5/8 ending.

In the western bay of the nave there is an organ loft, which is transversely divided into three bays and rests on two columns flanking the central entrance.

The interior has an elaborate setting. The architecture is accentuated by contrasting edges on pillars and round arches made of exposed brickwork. The plaster surfaces between the edges of the pillars and in the arched reveals as well as the balustrades of the galleries are additionally decorated with rich decorative bands. In the apse, all the plaster surfaces between the structuring exposed masonry edges are also elaborately designed with multi-coloured ornamental painting. The vestibule also has an elaborate painting. Above the interior of the church, flat wooden ceilings are indented by belts. The ceilings are also completely decorated with ornamental paintings. In the central fields, round medallions with figurative works and diamond-shaped text fields are laid out alternately.

The renovation and repair of the Immanuel Church will be carried out in 4 construction phases.
In this measure, the 1st construction phase will be awarded, which includes the following services:

• Re-roofing of roof surfaces, including lightning protection
• Partial renewal of damaged structural timbers of the roof structure
• Renovation of masonry in the area of root penetration, structurally relevant cracks and impairments of structural weather protection
• Renovation / repair of windows and doors
• Renovation of the interior with the preparation of barrier-free toilet rooms and electrical room
For the 1st construction phase, the services include LPH 5 – 8 according to § 34 HOAI, current version.
The eligible costs (KG 300 and 400) amount to around € 3,079,000 net.

In addition, the following special services are to be commissioned:
Documentation of the work carried out for the lower monument protection authority: The documentation must be prepared with photos in the minimum format of 9 x 13 cm, with a plan with entry of the respective locations and angles, either on archival paper with lightfast ink or as a laser print, as well as a pdf file. It must be made permanently available to the Department of Monument Protection within eight weeks of completion of the work in 2 copies at the latest.

The basis for the assignment is the valid contract model VM 2/1 RBBau or contract model of the EKBO.
