Description:
The project involves building a new Primary School Crvene Kuće with 17 classrooms, a two-part sports hall, outdoor playground, and associated facilities in Zadar, designed to integrate with the surrounding environment and enhance community access.

The subject of procurement is the construction work for the new Primary School Crvene Kuće with a total of 17 classrooms for 16 grade departments (format 8*28+8*28 in accordance with the MZOM Standards) and accompanying facilities, as well as a two-part school sports hall.


The school will be built in the Crvene Kuće settlement, north of Josip Hatzea Street and west of Ivo Mašina Street on parcel no. 3812/13, cadastral municipality Crno, which has an area of 9,257.00 m2. The new planned school space has a total gross area of 3,358.09 m2, the two-part school sports hall has a total gross area of 1,295.03 m2, and the total gross area of the school and the school sports hall amounts to 4,653.93 m2.


The location proposed for the school construction is situated in the southern part of the Crvene Kuće settlement in Zadar. The parcel is bordered by roads on three sides (Ivo Mašina Street to the southeast, Josip Hatzea Street to the southwest, and a new road to the northwest) and connects to a new pedestrian transversals/walkway on the northeast side of the settlement.


The building plot planned for the school construction is relatively regular in rectangular shape with a slight widening at the northwestern end, and the longer sides are parallel to Josip Hatzea Street.


The construction of an elementary school with an associated two-part school sports hall, an outdoor playground, and a service road with parking is planned on the construction plot. The subject building is a detached structure that consists of two underground levels (the ground floor is partially excavated). The external floor dimensions are 93.02 x 60.52 m, and the maximum eave height is 10.55 m from the adjusted terrain at the lowest part of the building.


The school building has a floor plan in the shape of an L to form a square in front of the main entrance while allowing for the placement of the playground at the north end of the parcel, ensuring the most favorable orientations for classrooms. The school sports hall continues to the school building at its northern end and is directly connected to the outdoor playgrounds. The hall is intended for use for school and community needs.


The primary school building is designed to adapt as well as possible to the existing or planned conditions as defined by the Detailed Zoning Plan, where the planned height of the walkway on the northeast is 4 meters higher than the level of Josip Hatzea Street on the southwest side. The ground floor of the school is designed at the level of the surrounding terrain where the sports fields are located, allowing direct contact with the surrounding terrain, while the school’s upper floor is at the level of the main walkway of the settlement to connect the school’s content with the settlement itself.


The upper floor of the building extends to a pedestrian walkway which, along with the school square, forms an extension of pedestrian communication connecting the public facilities of the settlement. From the walkway, it is possible to directly access the sports fields via the assembly stands to the north. Besides the main entrance to the building from the school square, three secondary entrances/exits are also provided to access the classrooms in the teaching wing.


The angular composition was used for the school’s upper floor to better define the square space and allow for the most favorable possible orientation for different classrooms. Thus, most classrooms received advantageous southern lighting, while technical culture classrooms and the classroom for music and visual arts are located to the north and receive constant northern light through the terrace (which is formed as a flat walkable roof of the ground floor changing room wing). On the ground floor, the classrooms are located along the southeastern edge of the school (two classrooms are on the southwest and two on the north) to obtain direct contact with the outdoor space while forming terraces for working/teaching outdoors. In addition to the classroom wing, the ground floor also houses a dining room with a kitchen and a service wing with access to the outdoor space via the service yard that connects to the parking area on the west side of the parcel.
