The client, Leipziger Wohnungs- und Baugesellschaft mbH, intends to award services and supplies that are necessary for planning from work phase 5 HOAI and turnkey construction of the building, the outdoor facilities and the development of the Johannisallee housing project.
Leipziger Wohnungs- und Baugesellschaft mbH (LWB) intends to construct a building complex with nine adjoining residential buildings (houses 1-9) on the plot number 2456/15 in Leipzig. In the course of the new construction project, the open spaces of the two high-rise buildings Straße des 18. Oktober 19 (parcel number 4650, 4651) and Philipp-Rosenthal-Straße 32 (parcel number 2456/4, 2456/7) will be redesigned.
The building site is bordered by Straße des 18. Oktober in the south, Johannissallee in the west, Philipp-Rosenthal-Straße in the north and by the two high-rise buildings in the east. The surroundings of the planning area are characterized by Wilhelminian perimeter block construction on the northern Johannisallee and the open construction method of post-war modernist urban development, which led to a mixing of urban planning standards. A direct connection to public transport, tram and bus stop Johannisallee, is located directly on the building site in Philipp-Rosenthal-Straße. Furthermore, the connection to the S-Bahn station "Bayrischer Bahnhof" is only a few minutes' walk away.
The property is located in the unplanned interior area center south-east. Houses 1 to 3, 5 and 6 as well as 8 and 9 each have 7 full storeys above ground. The corner buildings, houses 4 and 7, each consist of 8 above-ground full floors. All houses have basements. The building complex will include 202 residential units, 2 commercial units and 2 common rooms that can be rented by the users of the residential complex. On the roofs of houses 5 and 6, recreation areas in the form of roof gardens are planned. The entrances are located on the 7th floor of houses 4 and 7.
The resulting residential units should in part comply with the requirements of the Saxon State Ministry of the Interior's guideline for promoting the creation of rental price and occupancy-based rental housing in terms of their size and layout.
The building must be planned and constructed as a nearly zero-energy building, Efficiency House 55 standard, in accordance with the certificate according to the Building Energy Act.
The start of services is planned for March 2024.
