SBH | Schulbau Hamburg has the task of planning, building, maintaining and managing the school real estate taking into account the needs of the school according to economic principles and to rent the approx. 350 schools to the authority for schools and vocational training. The school real estate includes all the land and buildings of the state and vocational schools used for school purposes. The land area of all general education and vocational state schools is around 9.1 million square meters and the main usable area is around 3.1 million square meters.
In this activity, SBH was commissioned with the demolition and replacement construction for the restructuring of the debt site Bildungshaus Eimsbüttel (primary school and ReBBZ) at the Bindfeldweg 37 site.

The Bindfeldweg school is located in Hamburg's Eimsbüttel district. It is used by two schools, the primary school and the ReBBZ Bindfeldweg.
The school site comprises a very heterogeneous building stock of 21 buildings of different construction ages and building condition classes. A few of these buildings have been renovated or are of recent construction, 6 buildings are in need of renovation (GKL 4).
The majority of the school buildings are from the 1950s and 1960s. Due to the one-storey and single-hip construction, the buildings on the extensive school grounds expand considerably. A large number of arcades, some of which are also glazed, form individual courtyards and enclosed sub-areas with the buildings. In combination with the distinctive old tree population, the individual courtyards and the pergolas, small-scale, decentralized, natural, attractive situations are created.
The school grounds are accessed on the north side by a small park. On the south side of the residential street Bindfeldweg. About 50% of the access by the students is from the north and south sides. The school property is crossed along the western boundary of the property by a public footpath that connects the northern park and Bindfeldweg. This road connection is currently not very representative and is characterized on both sides by longitudinally parked cars. The path connection is seen as a good potential for the opening of schools to the district.
The school grounds, which are actually very large, are fragmented by the existing extensive development. In fact, despite the size of the property, there is no potential for expansion.
There is distinct vegetation on the site with tall trees. Some trees are very characteristic of the place and absolutely worth preserving. These trees offer a high potential.
The school grounds are to be almost completely redesigned. Buildings 1, 5, 6, 7, 12 and 21 remain untouched. The remaining buildings will be demolished and replaced by 3 compact replacement buildings. This will enable further potential for the development of the site. As part of the redesign, the school concept from phase zero is to be implemented. In some cases, existing buildings must continue to be integrated into the new concept and maintained. A first replacement building in the form of a Hamburg class house type 2A has already been erected in the northern part of the site, with handover in the 3rd quarter of 2023. This means that, in accordance with the order and the master plan, two more replacement buildings are to be realized. The planning and implementation of the dismantling and the clearing of the construction site are part of the construction and planning task.
Consisting of another modular building, the Hamburg Classroom Type 2 A (3-storey), as well as a spacious individual building, which is to adapt to the needs of the school, completion is planned for 2028. Through the reorganization and redesign of the outdoor facilities, the entire location is to be designed to create identity and make it possible to open up to the district as a school location. The northern access is to be emphasized more strongly and used equally. An early potential analysis has been prepared and will be made available to those involved.
The results of the appointment of the BSB and the planning task derived from it must be taken into account and are an essential component. This will also be provided.

- Special service: Stakeholder management as an optional assignment by designating the client (if necessary, in stages to be determined by the client)
- Special services in all project stages in accordance with § 2 AHO No. 9 as an optional assignment by designating the client (if necessary in stages to be determined by the client);
In addition to the client's selection committee, representatives of the site, district, BSB and BSW may participate in the award negotiations in an advisory capacity.
