Leipziger Wohnungs- und Baugesellschaft mbH intends to contract services and supplies that are required for planning from performance phase 5 HOAI and construction of the building, outdoor facilities and the development of the Shakespearestr. 17-19 housing project, Bernhard-Göring-Str. 28 in Leipzig 04107.
Leipziger Wohnungs- und Baugesellschaft mbH (LWB) intends to build a building complex with four residential buildings on parcels 926/f and 927 in Leipzig's southern suburb.
The building plot is bordered by Shakespeare Strasse in the south, Bernhard-Göring-Straße and neighboring buildings in the east and neighboring buildings in the west and north. The environment is characterised by predominantly residential developments that have already been renovated. The southern main road of the city of Leipzig, Karl-Liebknecht-Straße, is located in the immediate vicinity of the planned location. A direct connection to public transport is a few minutes' walk away.
The planned residential development is based on the existing perimeter block development of the adjacent streets. House 1 extends along Shakespeare Street and houses 23 residential units on six floors above ground. Courtyard houses 2 and 3 with five above-ground floors each have 15 residential units. Located on Bernhard-Göring-Straße, Haus 4 offers a total of twelve residential units on seven above-ground floors. Houses 1, 2 and 3 have a complete basement, house 4 does not have a basement.
The resulting residential units should in part comply with the requirements of the Saxon State Ministry of the Interior's guideline for promoting the creation of rental price and occupancy-based rental housing in terms of their size and layout.
The buildings are to be planned and erected in the Efficiency House 55 standard. The working group is applying for funding under the “Federal Funding for Efficient Buildings” (BEG) for the Efficiency House 55 — NH sustainability class. For this purpose, certification with the “Quality Seal of Sustainable Housing” (NaWoh) in conjunction with the “Sustainable Building Quality Seal” (QNG) is planned.
The building project is tendered by the client LWB for further planning and implementation by a general contractor (AN) on the basis of the planning basis for tendering. The present functional construction, quality and service description covers all the contractor's services for planning and realizing the construction project, including related construction management services and documentation.
