New construction of the shared accommodation Rheinfelden as general contractor.
The shared accommodation consists of a total of five residential buildings and an outbuilding and is to be realized in two construction phases.
In Rheinfelden, a shared accommodation for about 350 people is to be built by a general contractor.
The planning services in work phases 1-4 have been fully completed and the building permit has been granted. Parts of performance phase 5 have already been partially completed. Detailed planning documents and the specifications are attached to the tender documents. The building permit is made available to the bidders at the 2nd stage of the procedure.
The shared accommodation consists of a total of five residential buildings and an outbuilding and is to be realized in two construction phases. With the first construction phase, houses 1 and 2 as well as the outbuilding are to be built, as part of the subsequent second construction phase, houses 3 to 5 will be built.
In the adjoining building there are storage / caretaker rooms as well as a bicycle, electrical and garbage room. In an open, uncovered northern part of the building there will be a garbage compactor.
In addition to 3 residential units (for a total of 39 people), House 1 (Type B) will also house the administrative and common rooms.
House 2-5 (type A) are purely residential buildings for 77 people, divided into 6 residential units.
The erection takes place from the upper edge of the raw floor slab. The creation of the shell floor slab is carried out on site.
The buildings are to be constructed in accordance with the construction and equipment description and the associated plans according to the recognized rules of technology, the relevant regulations of DIN, the applicable laws and regulations.
The legal requirements in the field of sound and heat insulation must be fulfilled by the individual components (DIN 4109, DIN 4108, GEG). For sound insulation, the requirements apply as in multi-storey residential construction, each floor is to be assessed as a residential unit.
High-voltage power lines run above the building plot, which must be taken into account. For the duration of the installation, the line running via House 1 (Maulburg-Rheinfelden line) can only be switched off by appointment. A profile plan of the overhead contact line and further information are included in the tender documents.
At the present time, the construction site for the first construction phase has already been cleared and the raw floor slab has been erected. On the site of the second construction phase there is currently still accommodation for about 200 people, which consists of barracks and containers.
After completion of the first construction phase, the residents of the previous accommodation will move into the new building. After completion of the move, the previous accommodation will be demolished and the shell floor slab will be created.

Plant and assembly planning – November 2023 to June 2024
Construction BA 1 (buildings 1 and 2, annexes) – July 2024 to April 2025
Relocation to buildings 1 and 2 and demolition of barracks – May 2025 to March 2026
Version BA 2 (Building 3 – 5) – March 2026 to February 2027
Commissioning of buildings 3 to 5 – March 2027
A negotiated procedure with participation competition according to § 3a EU Abs. 2 VOB/A is carried out. The two-stage procedure includes the public competition (1st stage: aptitude test) and the negotiation phase (2nd stage: submission of tenders and negotiation interviews).
