Structural engineering according to Part 4 Section 2 HOAI, work phases 1-6

The contract includes the structural design in accordance with Part 4 Section 2 HOAI, Friedrich-Ebert-Kindertagesstättte Mannheim-Waldhof, general renovation of a listed daycare center with new extension.

A step-by-step commissioning of services of LPH 1-6 structural engineering is planned. In addition, as a special service of LPH 8 - object supervision, engineering control of the execution of the supporting structure for compliance with the tested static documents is to be commissioned.

The children's home was built in 1966 as part of the Friedrich-Ebert-Schule by the architects Carlfried Mutschler and Joachim Langner in Mannheim-Waldhof. The design is characterized by the playful arrangement of different orthogonal, polygonal and free forms. The existing building is predominantly single-storey around an organically shaped, green inner courtyard. Only the trapezoidal structure in the west is designed with a basement and an upper floor with a total of three storeys. In 2008, the entire complex of the Friedrich-Ebert-Schule with the children's home was included in the list of monuments of the state of Baden-Württemberg as a cultural monument.

In April 2019, the general renovation of the school building and the conversion into an all-day primary school began. In this context, the children's home is to be renovated in accordance with monument regulations and converted into a day-care centre with four kindergarten groups and three crèche groups. As part of preliminary investigations, a variant agreed with the monument protection authority was developed as a basic concept for the conversion of the children's home.

According to the preliminary study, the majority of the space program can be accommodated in the existing building. For this purpose, the four kindergarten groups are arranged in the existing group rooms of the children's home (the so-called octagonal rooms), while the three crèche groups are located in the organically shaped existing rooms on the courtyard.

As an extension of the existing building, a single-storey extension is planned in the preliminary study as a new building to the trapezoidal structure. This occupies the area of the small, also trapezoidal open space, which is located in front of the two-storey building to the southwest. The new extension accommodates the additional areas required for ancillary rooms of the group rooms of the kindergarten. The upper floor of the existing building receives a 2nd structural escape route via the roof of the extension and an external staircase.

Another extension in the area of today's side entrance in the northeast is to be designed as the entrance area of the crèche with adjoining rooms. Crèche and kindergarten rooms thus receive a clear spatial-functional separation and assignment with two separate entrances.

The structural design for the extensions is to be drawn up.

In the existing building, only a smaller number of interventions in the supporting structure are to be expected. Among other things, the following are planned:

- Installation of an elevator

- Roof renovation with increase in roof loads

- concrete renovation

- Energetic upgrading of the facades

Project goals:

The project should start immediately after the contract has been awarded.

Initially, a 1st processing stage (work phases 1-3) is to be commissioned until the measures are approved. The start of construction depends on the completion of the renovation measures on the neighboring school buildings and is expected to take place at the end of 2026.

Building-costs:

The costs determined in the feasibility study of 12.04.2021, which were extrapolated for the expected start of construction at the end of 2026, are decisive.
