The city of Rothenburg ob der Tauber is planning to develop the Wolffstraße construction area. The subject of this process is property planning services according to HOAI 2021 section 4 (traffic facilities) and section 3 (engineering structures; here wastewater disposal in the separation system with rainwater retention), Lph 1 to 9.
The city of Rothenburg ob der Tauber wants to create residential areas as well as senior residences for age-appropriate living within the scope of development plan no. XXXVI Wolffstraße. The associated development plan is currently being prepared in the regular procedure according to § 1 et seq. BauGB and is named no. XXXVI Wolffstraße. The area is currently divided into 4 construction phases. There are several property owners, which may require a reallocation procedure in some areas. For construction phase 1 (BA I), there is already a project promoter and an installation and design decision for a project-related development plan (V+E). For the BA II with housing area, there is also a project promoter and the city of Rothenburg ob der Tauber would like to overplan the extension of Wolffstraße to Schweinsdorfer Straße, the retention area and the southern green areas with noise protection during this 2nd building management process (V+E). The 1st and 2nd construction phases must be realized as closely as possible, so that construction site traffic does not have to be handled through the existing residential area in the west. In addition, the road route is required for the new lines. Noise protection measures and retention areas to be created also serve the 1st and 2nd BA. The 3rd BA (V+E) should then be connected to the new road at a later date. In order to realise the planned 4th construction phase, a relocation procedure is likely to be carried out, as there are several owners in this area.
The subject of this award is the planning services for the development of this building area, i.e. planning services for roads, roundabouts, engineering structures, rain retention, etc., and specifically include the services of property planning according to HOAI 2021 part 3, section 4 transport facilities and section 3 (engineering structures; here wastewater disposal in Separation system with rainwater retention) Lph 1 to 9. According to a cost estimate from May 27, 2021 based on channel lengths and road areas, the costs for sewer construction are EUR 1.7 million net, and EUR 3.2 million net for road construction (including Schweinsdorfer Straße roundabout). The area of the scope of the B-plan is approximately 7.3 ha.
