Refurbishment of Freiberg station building, building project planning

Freiberg station was inaugurated on August 11, 1862 with the opening of the first railway connection to Tharandt. The station building was originally built in the style of English Tudor Gothic.

The city of Freiberg intends to renovate and refurbish the reception building taking into account a newly developed usage concept.

The intention is to develop this together with the citizens of the city of Freiberg as part of a citizen dialogue or citizen participation taking place in the first half of 2020. The ground floor is intended for various public uses, while different commercial uses can be integrated on the upper floors. As part of the building planning, a new development concept must also be developed taking fire protection concerns and the various user requirements into account.

The station building is a listed building. From a monument preservation point of view, essential renovation premises have already been formulated.

The renovation of the station is planned in several construction phases. Due to the considerable damage, the roof truss of the middle risalit is already being carried out as an early measure.

The area around the Freiberg train station is, in terms of construction planning, in the unplanned interior area in accordance with section 34 (1) of the Building Code (BauGB) and can be assigned to a mixed area in accordance with section 6 of the Building Usage Ordinance (BauNVO).

The renovation / conversion of the listed station building and the upgrading of the environment is part of the integrated action concept "suburban station" and included in the list of measures of the SSP area (social city funding program). On the part of the State Office for the Preservation of Monuments, funding for the special monument protection program for the reconstruction of the original plaster structure, including other structuring elements, and thus the additional work related to the monument, is explicitly endorsed.

According to the construction status report and the determination of the renovation needs of the reception building, the gross conversion and renovation costs of KG 300 + 400 are estimated at EUR 13.5 million.

The client intends to award the following planning services: HOAI 2013, §34, LPH 1-9 for the planning of the renovation and conversion of the station building in Freiberg.

It is planned to award the following special services:

- Checking and evaluating additional offers,

- Checking and evaluating construction-related supplementary offers,

- Notification of defects and monitoring of rectification of defects within the warranty period for the trades for which the contractor has monitored the execution,

- Advisory services in connection with the granting of funding.

Coordinate with funding agencies

Participate in the creation of the proof of use of funds

Creation and monitoring of differentiated cost plans

- Consulting services in building physics.

Basic services in accordance with point 1.2, Appendix 1, HOAI 2013, including necessary inventories

The assignment is made in stages divided into individual service phases. The first step is to commission service phases 1-4. There is no legal claim to the transfer of all planned service phases. Likewise, there is no legal claim to further assignment after the first service phases have been rendered.
