Architectural services for the construction of a new day care center.
The University Hospital Würzburg is planning to build a new daycare center on the Hans-Brandmann-Weg 3 plot of land in Würzburg, Grombühl district. The space program comprises a total of 8 groups, including 5 crèche groups, 2 kindergarten groups and a nature group with a total of 128 childcare places.
The subject of the contract to be awarded are all planning and monitoring services of the architectural service profile according to HOAI 2021 Part 3, Section 1, §§ 34 et seq. as well as special services that are necessary for the defect-free and economical construction of the new building.

For this purpose, the University Hospital Würzburg intends to commission services of the following services in accordance with HOAI 2021:
- Object planning of buildings and interiors (architectural services HOAI 2021 Part 3, sect. 1, §§ 34 et seq.);
- Step-by-step commissioning of the basic services service phases 2 to 9 - for the time being only levels 1B and 1C according to RLBau 2020 with LPH 2 and 3 including associated special services;
-further levels according to the VHF contract template
- The assignment is intended in accordance with the provision of financial resources.
- There is no legal entitlement to the commissioning of services of further performance levels - even partially and / or in construction phases
- Conclusion of contract on the basis of the architect's contract in accordance with the award manual for freelance services (VHF Bayern) including annexes AVB / ZVB (The intended contract model can be found in the tender documents.
Special services to be provided by the Contractor:
- Training according to § 8 HOAI (LPH 2);
- Cost calculation according to DIN 276 in the third level of classification and structured according to trades (level 1)
- Participation in funding procedures (level 1) and proof of use (levels 4 and 5);
- Preparation and participation in the presentation of the design in the cityscape commission of the city of Würzburg (stage 1);
- Participation in the preparation of project applications for budgetary approval of the project (stage 1);
- Participation in the preparation of a project-related development plan amendment (stage 1)
- Participation in obtaining the consent of neighbours; Support of the UKW in the event of objection and lawsuit proceedings under neighbouring law (LPH 4);
- Participation in cash outflow planning (levels 3 and 4);
- Monitoring the rectification of defects within the limitation period (LPH 9);
The client's own services in the
LPH 4, Genehmigungsplanung:
- Conducting negotiations with authorities on the eligibility for approval as well as the submission of the templates;
LPH 7, Participation in the awarding of contracts (in the existing VMS Cosinex):
- Dispatch of award and contract documents for all service areas;
- Keeping the list of candidates and bidders;
- providing information to candidates and tenderers;
- Obtaining quotes;
- Implementation of the submission deadlines and preparation of the minutes of the submission;
- Conducting informative discussions with bidders;
- Documentation of the procurement procedure;
A feasibility study has already been carried out. This is evaluated by the client as LPH 1 HOAI.

As part of the negotiated procedure, a proposal for a solution that meets the requirements must be drawn up by the selected candidates. Details can be found in Annex XVIII. The selected applicants will receive an expense allowance of EUR 12,750 net plus VAT for the preparation.

Note:
With the entry into force of the version of the HOAI 2021 on January 1, 2021, the obligation to minimum and maximum rates is lifted. The fee tables of the HOAI 2021 show orientation values. The fee is based on the agreement that the contracting parties make in text form. The client points out that in accordance with § 7 HOAI, a higher or lower fee than the orientation values specified in the fee tables of the HOAI can be agreed. If no agreement has been made, the respective basic fee rate shall be deemed to have been agreed for the basic services.
