II.1.4) Short description:

The vocational schools at the Steuerwalder Straße site are located on a plot of land in two building complexes with classrooms and workshops as well as administrative offices. In addition, there is a sports hall on site.

The buildings are technically outdated and show damage to facades, roofs and building services. The buildings no longer meet the current requirements for preventive fire protection. A comprehensive renovation must be tackled in the short term.

However, the district of Hildesheim does not have a suitable location to realize a new building independently of the existing properties. The basic structural substance is also fit for the future. In this respect, it is planned to renovate the site in several construction phases (currently 6 - 7) over the next few years during ongoing school operations.

According to current planning, the renovation measures should begin in 2023 and be completed by 2030 at the latest.

The construction costs for the renovation of the technical equipment of the existing building are estimated at around 26 million euros (gross) according to the current planning and cost status.

If individual components cannot be economically renovated, replacement new buildings are also conceivable to a limited extent.

The necessary building freedom in the property is to be created in advance by erecting a modular building at another existing vocational school location in the city of Hildesheim (not the subject of this tender).
