Details of the construction project

- General description

On the federally owned property Stresemannstrasse / Erna-Berger-Strasse / Niederkirchnerstrasse in the Berlin borough of Mitte, a new extension building including the outdoor facilities is to be planned for the Federal Ministry for the Environment, Nature Conservation and Nuclear Safety (BMU), which will also serve as a federal flagship project for sustainable construction should.

Office space is also to be planned on the property for use by other federal ministries and for the Berlin House of Representatives. The Federal Agency for Real Estate Tasks (BImA) is responsible for the measures. The aim is to structurally densify the property in such a way that maximum utilization can be achieved.

There is a total of approx. 29,600 m 2 Usable area (NF) for office space including canteen, conference area and library as media information center (MIZ) in the new building.

The extension should act as an exemplary federal project for sustainable construction. For this reason, the quality level gold of the Federal Assessment System for Sustainable Building (BNB) can be achieved for the building. A minimum level of silver (BNB) is striven for for the new outdoor facilities. As far as the location of the building plot allows, the aim should be to reduce the building's energy requirements as much as possible and to generate as much energy as possible on site.

The comfort conditions to be created in the building should be achieved naturally. This means that robust, low-maintenance, structural solutions are preferable to technical solutions. Only if this is not possible should technical solutions be used (low tech approach). Particular attention should be paid to reducing the operating and usage costs of the property.

In order to optimize planning, “Building Information Modeling” is to be used as 3D BIM in the early planning phases 2, 3 and 5 according to HOAI for the BMU extension project.
