In the built in GDR times residential area Hegermühle is a built in type construction school building of the primary school "Am Annatal" from the 80s, which should be renovated and rebuilt for a continuous two-movement of the school and all-day care and extended spatially. In addition, a new building for the Bürgerzentrum is planned at the location. In addition, the outdoor facilities and the development will be redesigned. The result is a new district center for the Hegermühle district.
The basis of the planned structural development is a draft found in an implementation competition (2018) (see tender documents).
The planning services to be awarded concern in detail:
1. Rehabilitation school: It is a 4-storey slab construction (school building type Erfurt, 1986) in reinforced concrete assembly method (cross-wall construction), which should be extensively redeveloped energetic and fire protection technology (possibly also pollution control). In addition, restructuring / restructuring measures should take place. At the same time, an extensive renovation of the building services and a barrier-free expansion is planned.
2. Extension for school and day-care center: For a continuous two-movement of the school operation an extension with additional class / group, dance and music rooms as well as a refectory / assembly hall with regeneration kitchen is planned. For the all-day offers of the school as well as other Hortanbieter rooms are provided for the educational enterprise (work, group / classrooms). The planned extension will connect to the existing structure via a narrow connection. In a 4-storey "head building" all functions of the school extension find their place, in a 2-storey building the Hort.
3. New Civil Center: 2-storey solitaire vis-a-vis the school for club and group, meeting, event and office rooms as well as a district library.
The new buildings are planned in solid construction (walls in masonry / reinforced concrete mixed construction, ceilings as reinforced concrete hollow floors). The rooflights are designed as a mullion and transom construction (wood-aluminum windows) with triple glazing and integrated opening wings. The roofs should be extensively landscaped. To dampen the summer room temperatures, the massive construction method is to be maintained as a thermal storage mass.
The realization of the project is scheduled in stages over several years in sections, starting with the renovation and reconstruction of the school. The civic center is planned as a 2nd construction phase. The financing of the overall measure depends on subsidies.
The new buildings are to be connected to the district heating network like the school. Planning and energetic verifications should be carried out according to valid EnEV and EEWärmeG.
The planned construction measures are summarized as follows: 1. Type of building: school / civic center; 2. Type of construction work: new construction / extension and construction in existing buildings (refurbishment and conversion); 3. Magnitudes BGF / Estimated construction costs (total cost groups 300-400 and 600 gross): Extension of school incl. Hort: 3.387 qm / rd. EUR 7.36 million (of which EUR 400 million: EUR 1.7 million); Refurbishment / conversion of existing property: 2,356 sqm / 4.61 million EUR (of which KGr 400: 1.19 million EUR); New Civil Center: 1,535 sqm / 3.4 million EUR (of which KGr 400: 0.78 million EUR).
The intended commission includes the services of the technical equipment acc. HOAI §55, groups of equipment 1-8 iS HOAI §53 (AGr 7: kitchen equipment, fire extinguishing systems): basic services Phase 1-9, if necessary (eg LPh 4), as well as selected special services (in detail see tender documents, here: Leistungsbild) ,
The award is gradual (see section II.2.11) without a legal claim to the commissioning of all performance levels. A lot allocation is not provided.
