Construction management of building construction for the construction project "Renovation of the Stadthalle Braunschweig"

Services of the award and construction management for the building construction (according to service phases 6-9 HOAI) as part of the renovation of the listed Stadthalle Braunschweig.

The city of Braunschweig, represented by Struktur-Förderung Braunschweig GmbH, is planning an extensive renovation of the building fabric and technical building equipment of the Braunschweig City Hall, which was built in 1965.

The task of the contractor is to implement the solutions developed by the design team

to tender, to award contracts and to supervise the production on the construction site. The final documentation and support of the warranty is also part of the service. The services are based on the performance profile of the HOAI, LPHs 6, 7, 8 and 9.

In order to be able to optimally prepare the construction processes and the construction site equipment, the construction logistics, which is also part of the service, must be planned in good time. By entering the project early, the client sees a great benefit for the overlap of planning, construction preparation and tendering.

An optimal implementation of the planning against the background of the monument preservation restrictions requires great flexibility in the design of the processes of the construction site. Therefore,

the early planning of the construction site processes is essential for the planning of the planning.

The following points can become part of the project:

• The tender is carried out in individual and package awards.

• The construction site equipment has increased security requirements in monitoring and access control.

• The existing parking deck could serve as a "field factory" for dismantling/cleaning/reworking the façade cladding (interior and exterior).

• For the duration of the renovation, a weatherproof enclosure of the town hall is required, as according to current planning, the roof must be completely dismantled and there must be no moisture damage.

• At the beginning of the project, an extensive remediation of pollutants must be carried out.

• Right next to the town hall runs a main route for district heating, which must be secured.

• During the construction phase, several events are to be organized in which politicians and the city's population are invited to the construction site.

• Extensive sampling processes are expected from the monument protection authority.

• It is to be expected that during the construction period, a construction site will be set up on the adjacent "parking deck" area of the property for the construction of a congress hotel with underground parking.

• The canopy is unsightly. It is expected to be demolished and replaced by an alternative.

• There will be parallel offices for the tendering, awarding and construction management of the building services and the outdoor facilities.

• All planners are prepared for the fact that there will be planning processes during construction.
