Services of the technical building equipment for the new construction of a multi-purpose building on the grounds of the Friedrichshagen primary school are to be awarded. The new canteen is intended to remedy the lack of capacity and space for food supply.
In the sports hall, the renovation of the changing rooms and the installation of the alarm system is planned. Preparatory measures were necessary, which resulted from the poor structural condition of the rainwater and sewage pipes on the entire school grounds and the need to relocate the district heating pipes.
The construction work has already begun. Two MEP trades have already been awarded (construction electricity and conveyor systems). The examination of the plant and assembly planning was commissioned separately by the Client. The TGA planning is to be continued from LPH 5 onwards.
Los 1 HLS - ALG 1_2_3_7The contract includes engineering services of the technical building equipment in accordance with the Fee Schedule for Architects and Engineers (HOAI) Part 4 Technical Planning Section 2 Technical Equipment. It is intended to award the plant groups (ALG) 1-5 and 7-8 for the service phases 5 to 8 according to § 55 HOAI divided into two lots in whole or in part and, if necessary, special services.
The benefits are awarded in the following lots:
Los 1 (HLS): ALG 1, 2, 3 und 7
Lot 2 (ELT): ALG 4, 5 and 8
The Contractor may submit a tender for both lots or for one lot.
The preparatory measures for construction phases (BA) 1 and 2 have already been carried out and completed:
- BA 1: Renewal of the sewage and rainwater pipes on the entire school grounds and laying
of the district heating pipeline from the construction site
- BA 2: Demolition of the dining room and transformer station incl. transformer station
The following services must be performed:
- BA 3: Planning and construction of the 2-storey new building (MZG) including 1-storey connecting hall
to the school building and new elevator with 6 stops in the area MZG and sports hall,
- barrier-free conversion of the changing rooms in the sports hall and installation of voice alarm system
The building stock on the property consists of the school built around 1900 (with the same height extension from 1997), the sports hall, a library that does not directly serve the use of the school and a 1-storey dining room intended for demolition, on whose construction site the new building is to be built. None of the buildings is a listed building.
The school has too little capacity for food supply. The double sports hall is only barrier-free on the ground floor. The elevator in the school building is too small for the applicable requirements. These deficiencies must be remedied in order to secure the location.
Due to the need and in the absence of alternative locations, a container building for the feed supply was already planned as a temporary construction period in 2018 until the completion of the new building.
The construction will be completed at the end of 2024, will be maintained for the entire construction period and is not part of the service to be awarded.
According to the cost calculation, the total costs of the new building amount to € 7,550,000 million gross (KG 200-700) including UV and rounding. This includes € 1,130,000.00 million gross for the technical systems. The Extended Preliminary Planning Document was confirmed by the responsible Senate Administration on 25.08.2021.
Among other things, the following special services are to be awarded optionally:
- Submission of draft decisions
- Creation and continuation of the technical part of the room book
- Meeting of public participation
- Checking the existing slot and breakthrough planning
- Testing and recognition of formwork tarpaulins of the structural engineer in accordance with the slot and breakthrough planning
- Additional effort for planning
- Familiarization with the existing documents (audited RU, existing plan documents of the previous contractor, plausibility check)
- Increased effort to coordinate with planning participants

Further specialist planners and experts for object planning, supporting structure, building physics (thermal insulation), outdoor facilities, SiGeKo, etc. were commissioned by the working group. Coordination must be carried out with the specialist planners, the responsible specialist authorities and other stakeholders.
