The client is planning the renovation of the city hall in Braunschweig, which is a listed building. As part of the awarding of the planning services required for this, an architectural firm for the area of object planning is to be committed on the basis of the attached task description. These are primarily implementation planning services and, in part, design and approval planning services.

Implementation planning as well as in parts design and – if necessary – structural planning and artistic supervision

The renovation of the Stadthalle Braunschweig was decided by the city of Braunschweig years ago. In 2016, planning was started to make the necessary preparations for a renovation. In 2018, the town hall was placed under monument protection and the planning was adapted accordingly. There is a building permit for the renovation of the Stadthalle Braunschweig from 2020, which was extended in 2023.

The present building permit will form the basis for the resumption of the project, which is to be updated by the contractor on his own responsibility and comprehensively in the course of his planning until it is ready for execution. In particular, this concerns:

• Review and possible adaptation of the existing planning, taking into account current premises and regulations

• Correction of possible inadequate or uneconomical planning approaches

• Optimization of the qualities in coordination with the client, taking into account economic aspects for implementation and operation

• Planning and detailing in close coordination with the monument protection authorities

In this context, all planning services necessary for the project must be provided by the contractor. This includes all the services required for the success of the project. Analogous to the HOAI, this is service phase 5 (presumably all basic services as well as special services in some cases).

Due to the complexity of the task, it is essential for the success of the project that there is close and cooperative partnership with the client and all other technical parties involved throughout the entire planning, execution and implementation phase. In order to promote this cooperation, the client will provide a project office in the Stadthalle from October 2023, where all project participants will meet for at least 2 days every 2 weeks after entering the project.
