On the site at Reutersbrunnenstraße 34, several social institutions are currently housed in an existing building, which was partially destroyed in the Second World War and supplemented by an extension after the war.
From today's perspective, the existing buildings are no longer up-to-date and cannot currently meet the sometimes special pedagogical requirements for clients who are particularly worthy of protection. In addition, it is planned to accommodate further social institutions including administrative units on the site in the future, which will increase the overall space requirement.
For this reason, it is necessary to replan the entire area, including the outdoor facilities, with adaptation of the existing buildings in need of renovation.
Duration:
The property on Reutersbrunnenstraße has a total area of approx. 16,600 m2 (net outdoor area approx. 13,600 m2) and is on average about 190 m wide and 90 m deep. From north to south, it has a gradient of about 4 meters to the border. From the border to the Pegnitz, an embankment drops by another meter.
The site is completely surrounded by an enclosure and has a valuable, space-forming and partly very old tree population. A nature reserve is located in the adjacent landscape area of Pegnitzaue to the north and there is a small urban biotope in the centre of the complex.
There is a fire brigade access road on the property that leads from Reutersbrunnenstraße to the Haus für Kinder and divides the site into two parts. There are currently several above-ground parking spaces for employees and visitors along the access road.
In terms of sports facilities, the site is equipped with a spacious all-weather court (44 m long and 28 m wide) and a small side court with basketball hoop. Both are in a poor condition. Furthermore, there are several, spatially separated play areas on the property, some of which are not very up-to-date.
The NOA nursery in the west of the facility is currently working in a stock of greenhouses, cultivated areas and several smaller farm buildings or equipment rooms.
Planungsaufgaben:
- Landscaping of 3 buildings (2x new construction, 1x renovated existing building) with residential and administrative use
- Renewal and new construction of several, spatially separated play areas and a sports facility (age group of users: 5-18 years)
- Integration of the existing nursery use of the NOA into the new outdoor facility design (target group: adults with disabilities)
Participation in the planning of a green roof with possible uses
- Development of existing woody structures, taking into account the preservation of an old and valuable tree population
- Design of common areas for the various user groups (clients, visitors, specialist staff) in the vicinity of the buildings
- Spatial separation of different user groups to avoid opportunity structures for potential attacks
- Enclosure of the site to ensure internal and external protection without giving the site the character of a closed facility
- Sensible revision of the path system for internal development, taking into account the aspect of accessibility and the given topography
- Ensuring that the construction process is as trouble-free as possible in 3 construction phases, taking into account the interim accommodation on the site
- Coordination, compliance and monitoring of sustainability goals in the form of preparatory work and by coordinating a sustainability officer; especially in the realization of a green roof and in the planning of drainage systems
In summary, a design, natural, functional and technical- optimal solution is expected, which also ensures integrative foundations and future-oriented approaches.

For security reasons, the requirements profile, including the space program examined by the Youth Welfare Office, and the entire results of the feasibility study will only be made available to the applicants as a basis for planning in the 2nd stage of the negotiation procedure.
Due to the size of the project and the planned interim measure on the site, the measure is to be implemented in three construction phases with an interruption of the construction period between BA2 and BA3.
At the present time, the following schedule is assumed in this regard:
BA 1: Spring 2028 - Spring 2029
BA 2: Spring 2029 - Autumn 2029
BA 3: Spring 2031 - End of 2031
Since the measure is related to the construction of two additional buildings and the general renovation of the existing building on Reutersbrunnenstraße, the three construction phases up to work phase 4 must be considered and planned in their entirety. From work phase 5 onwards, the planning, tendering and execution of the work are carried out separately.
The contract will be awarded in stages in accordance with the enclosed fee contract template. There is no entitlement to the issuance of the subsequent stages and the implementation of all construction phases.
The city of Nuremberg attaches particular importance to the fulfillment of inclusion criteria in playgrounds in accordance with DIN 18034. This must be taken into account when planning the play areas.
