The municipality of Eching intends to build a new day care centre. As part of the land-use plan procedure, the municipality of Eching has issued a development plan "Eching-West" in accordance with BauGB.
The building area is subdivided into the planning areas WA1-WA11 as a "general residential area". The areas marked as community needs are intended for the construction of a day care centre.
The demographic study, which has already been presented to the municipal council, has shown that in the coming years there will be a considerable increase in demand for crèche, kindergarten and after-school care places for the municipality. The profile specified in the development plan allows the accommodation of approx. 6-7 group rooms. Depending on the size, 16 residential units can be realized on the 2nd and 3rd floors.
An underground car park is to be built under the building complex to cover the space required for the residential units and the day-care centre. This should include 7 parking spaces for the KiTa staff and 24 parking spaces for the residential units in accordance with the municipal parking space statutes. In the outdoor area, a possibility for short-term parking could be provided, for example for parents who bring their children by car to the daycare center and pick them up.
The development plan allows a floor area of approx. 1,300 sqm on the ground floor and 600 sqm each on the three upper floors. Due to the high demand, it is proposed to exhaust the buildable area. The object is to be implemented as a wood or wood hybrid construction. A later expansion should already be prepared in terms of planning.
With the new construction of the Eching-West day care centre, 36 crèche, 50 kindergarten and 50 after-school care places could be created, whereby the groups should be flexibly prepared for both crèche and kindergarten use. The measure is funded both as a day-care centre and as a housing measure.
The commissioning of the object planning building will take place soon. The start of the project with all specialist planning should take place very soon after the completion of the procedure.
