Engineering services of the technical building equipment for the 3rd construction phase of the investment measure Grünauer Schule, Walchenseestr. 40,12527 Berlin are to be commissioned. The 3rd construction phase includes the reduction of the renovation backlog in the existing school buildings A and G, the barrier-free upgrading of houses A and G, the fire protection and electrotechnical renovation of the listed building House G as well as the conversion of the sports hall in the listed extension House G into a canteen. Likewise, the renovation backlog of the open spaces is to be eliminated and an ecological overall concept including drainage concept for the school site is to be developed and implemented.
The contract includes services of technical building equipment in accordance with the Fee Schedule for Architects and Engineers (HOAI) Part 4 Technical Planning Section 2 Technical Equipment. It is intended to award the service phases (LPH) 2 to 8 according to § 55 HOAI separately according to objects in the plant groups 1 to 8 in whole or in part as well as special and optional services. The assignment takes place in stages, initially for performance levels 1 and 2 (LPH 2-4).
In 2017, a VgV procedure for this construction project was already carried out. Now the planning services have to be re-advertised.
The tested VPU, as of October 2019, is available.
The examination of the building services documents was carried out by the specialist technology of the district office TK.
The additional measures specified in the HLS, Electrical and Hazard Engineering test reports are to be reviewed within LPH 3 (EVU/BPU) and integrated into the planning.
The planning documents must be redrawn within LPH 3 as part of the Extended Preliminary Planning Documents (EVU).
The school complex consists of 4 school buildings, an auditorium and two sports halls, some of which are listed buildings.
The school buildings are: House G on Regattastr., Primary School (House A), Specialist Room Building House C and Extension New Building House E (put into operation in 2017).
The additional single-field sports hall (VT fold) will remain in the existing building. Also preserved in the inventory and not part of this order is the Fachraumhaus C.

- Conversion of sports hall into canteen

- Planning and installation of warm-up kitchen
- Planning / installation of grease traps in coordination with planning of outdoor systems and civil engineering structures
OUTDOOR FACILITIES / SCHOOLYARD
- Reorganization and upgrading of the outdoor facilities on the school property Walchenseestr. 40 (area approx. 2.1 ha)
- Implementation of rainwater infiltration concept in coordination with planning of outdoor facilities and civil engineering structures
All necessary supply lines are available on the property.
In 2022/23, the renewal of the basic lines SW and the partial repair of the basic lines RW are planned.
The planning of civil engineering services of KG 550 (technical outdoor facilities) is commissioned separately.
The measure is carried out while the school is running.
The total costs of the Grünauer Schule, construction phase (BA) 1 to 3 measure amount to € 24,749,000 gross according to confirmed investment planning 2021-2025.
BA 1: Extension, is completed and not part of the order
BA 2: as an option under II.2.11; includes planning and construction of three-field sports hall with sports function building on the sports field of the Grünauer Schule, Walchenseestr. 51.
BA 3: Remedying the renovation backlog on the Walchenseestr. school campus at 40;
Costs BA 3: approx. € 7.5 million gross (KG 200-700) incl. UV and rounding. This includes: approx. € 3 million gross building construction and € 1.2 million gross technical equipment in houses A, G and annex house G.
Coordination with the other specialist planners and stakeholders as well as the responsible specialist authorities must be carried out.
