Description of the construction project
The planning task to be performed is the object planning for a new daycare center to be built.
The client is the city of Traunreut. The new building serves as an extension of the range of childcare places in the city of Traunreut. The day care centre will comprise 6 groups, including 3 kindergarten groups (for 25 children each) and 3 groups for crèche children (for 13 children each). An extension by 2 groups to a total of 8 groups (4 / 4) should be possible at a later date. The daycare center is used by 2 different user groups, currently the city of Traunreut (two kindergarten and two nursery groups) and a local company (one kindergarten and one crèche group).
The possibility of expansion by 2 further groups (1 kindergarten and 1 crèche group) for the company should be given. The building should be able to be operated independently of each other by the two user groups. The building is to be constructed in the shortest possible time. Therefore, a construction method that allows a high degree of prefabrication is preferred (timber construction, or wood or hybrid module construction, etc.). Any necessary specialist planning services will be commissioned separately.
The plot in the urban area covers a total of approx. 7,600 m². It is currently used as a car park.
A part of the property will continue to be used in this way. Only a part of the property, an area of approx. 5,000 m², is planned for the day-care centre. On this area to be planned, there is a transformer house of Bayernwerke on the edge, which must be preserved there. For the sake of clarity, the spatial requirements are set out in a spatial programme attached to the invitation to tender.
Description of the service to be offered
The planning service to be provided is the object planning according to HOAI 2021, Part 3, Section 1 § 33 ff. According to the cost assumption of 12.08.2022, the chargeable costs amount to approx. € 3.5 million net.
The services include all service phases of the HOAI (LP 1-9). The classification in a fee zone is left to the bidder, the amount of the ancillary costs must be indicated. The following so-called 'special services' not included in the basic services according to HOAI 2021, Annex 10 are also to be offered:
- Monitor the remediation of defects within the limitation period
- Checking and evaluating ancillary offers as well as supplementary offers
- Participation in meetings of the committees (5 hours)
The planning should begin immediately after the contract has been awarded and be carried out in one go. Period of service provision: August 2023 to June 2026 (LP8) or June 2030 (LP9)
