The Rothacker'schen house is a partially basement angular building at the intersection of Invalidengasse and Wildemannstraße. The area planning scope for the Rothacker'sche house is outlined in red in the enclosed map. The Rothacker'sche house was built in the 19th century and has since been rebuilt several times, expanded and partially reconstructed after a fire. Since 1984 the Rothacker'sche house is completely owned by the city of Schwetzingen. The Rothacker'sche house was used among other things as a brewery, inn and brewery, as carpenter and furniture store, residential and commercial building, homeless shelter and storage and storage building. For reasons of local history, the preservation of this building is of particular public interest. Accordingly, the entire building has been listed as a cultural monument in accordance with § 2 of the German National Monument Protection Act since 2006.
The city of Schwetzingen wants to make the entire property barrier-free and rebuild it for future museum, tourist and urban use with a possible hospitality in the context of urban events. It is intended to enable permanent exhibitions, temporary exhibitions and art exhibitions in the rooms used in museums.
The feasibility study also included the initial costs for renovation, remodeling and building completion without interior fittings amounting to around 8 200 000 EUR incl. VAT. This amount corresponds to the maximum financial budget available. The city Schwetzingen intends to apply for funding.
In addition to the construction costs, this amount includes all planning, legal consulting, expert, surveying, structural analysis, expert opinion, fire protection concept and fire protection expert costs, costs for the structural-historical investigation, costs for transport planning and building physics services, including the costs for corresponding services Evidence (eg proof according to EnEV, minimum heat and moisture protection) as well as costs for participation in suburban appointments and public relations work included. The construction costs for buildings and outdoor areas (museum garden) also include the costs of energy-related improvements to the building, part of the traffic areas inside and outside, costs for the preparations for special technical building equipment (TGA) and related to the future use a suitable lighting, locking, burglar alarm, fire alarm and extinguishing system.

These are NOT to be submitted for Level I, but merely serve as information on which services are likely to be provided. They are completed in Stage II.
To submit the declaration of participation, the application form must be used. This is enclosed with the tender documents. Here the requests are described in detail.
The winner of the 2-step process will be determined at the end of level 2. The contract is expected to be awarded in November 2019.
According to the current state of affairs, the general planning service to be provided is to be phased in stages for the LPH 1 bsi 3, Lph. 4, Lph. 5 to 7 and Lph. 8 to 9 are commissioned.
For the renovation of the Rothacker'schem house a general planner is required. The following services are to be covered: object planning, outdoor plant design, structural engineering, building services planning (equipment group 1 to 9), thermal building physics (thermal insulation) and energy balancing, building physics (building and room acoustics), supervision of demolition and other higher-level services.
