Gotha railway station – mobility hub in the Gunstraum Thüringen

Lot 4 – Design of technical equipment – Heating, ventilation and plumbing installations

Project goals:

Baugesellschaft Gotha mbH and the City of Gotha are pursuing the following premises with the project "Gotha Station - Mobility Nodes in the Gunstraum Thuringia":

Gotha railway station and its surroundings are to be developed into an attractive and lively place in the city again and offer space for modern services related to public mobility.

The preservation of the existing building fabric (east wing) is supplemented by the construction of a new part of the building (west wing), which is to be based on the original cubature and façade structure of the former building, but must allow modern uses and extensions due to the area layout.

The management of the property by BGG must be carried out from an economic point of view. This also includes taking into account the framework conditions resulting from the use of available funding.

The modernization and partial construction of the building is to be linked to the principles of ecological construction and high requirements for energy efficiency (including the use of renewable energies).

For the implementation of the project, an interdisciplinary planning team of architects and engineers is sought for the planning.

The architect awarded under Lot 1 is to take over the management of the planning team (coordination) for all 5 lots (Lot 2 Structural Engineering, Lot 3 Technical Equipment - Electrical Systems, Conveyor Systems and Telecommunications, Lot 4 Technical Equipment - Heating, Ventilation, Sanitary Installation and Lot 5 Planning Outdoor Facilities).

The services are awarded by lot to bidders or bidding consortia.

Services in accordance with HOAI in the 2021 version will be put out to tender:

Lot 4 HOAI Part 4, Section 2 §§ 53-56 Technical equipment – Heating, ventilation and sanitary installations

Planned space program:

In the spring of 2022, a public expression of interest procedure was carried out to identify interested users among the tradespeople in the city and region. As a result, an attractive mix of suitable uses and potential tenants could be rounded off.

The utilisation and space programme was drawn up by the project manager BahnStadt GmbH in close coordination with the BGG and the city (see appendix project plan). According to the current status, the following usage and space program is planned:

- East wing (renovation/preservation), ground floor: bike station with bicycle shop, workshop service, secure bike storage, approx. 450 m²

- East wing (renovation/preservation), upper floor: office use, approx. 151 m²

- West wing (new building), ground floor: service station with train-bus counter, bistro with waiting and seating areas, travel shop, public toilet and ancillary rooms for delivery, storage, staff stay, back office functions, approx. 700 m²

- West wing (new building), upper floor: office space, reading room, workshop areas and storage areas for the Gotha City Archive: approx. 390 m², main stacks in the basement

- Central building: Renovation of the portico and the hall on the forecourt side, redesign of the hall on the railway side by incorporating the historic cubature with a modern glazed roof.

The upper floor can be accessed barrier-free by means of elevators. The upper floor in the east wing can be reached by a pedestrian walkway or a gallery floor above the station hall on the railway side, the internal staircase in the east wing (within the rental area for the bike station) then serves only as an escape route.

It has been agreed with DB that the platform roof on track 1 will be dismantled in the course of the building modernisation (not part of this planning for the time being, is to be commissioned by DB AG). The planned new roofing of the station hall on the railway side is to be designed in such a way that the function of the previous platform roof for waiting passengers will be replaced.

The basement in the east wing (existing building) is to be preserved as far as possible in the existing building and prepared for simple uses (storage). The technical room of the DB (electrical distribution for the platform systems) will be permanently retained. The basement in the west wing (new building) is to be rebuilt as far as possible due to the high usage requirements of the storage area of the city archive.

The dilapidated outbuilding to the east of the station building is to be demolished, and a farm yard (waste disposal, storage for outdoor facilities) as well as parking spaces for tenants and customers can be built in this area.

The design of the outdoor facilities and the transitions to the neighbouring areas (especially to and from the public transport terminal) as well as to the ground floor of the station building are to be barrier-free.

To the west of the station building, parking spaces for short-term parkers, e-cars and car-sharing cars are to be created on the municipal property as part of a separate planning and construction project commissioned by the city of Gotha. The interfaces must be taken into account in this planning.

The architect awarded under Lot 1 is to take over the management of the planning team (coordination) for all 5 lots (Lot 2 Structural Engineering, Lot 3 Technical Equipment - Electrical Systems, Conveyor Systems and Telecommunications, Lot 4 Technical Equipment - Heating, Ventilation, Sanitary Installation and Lot 5 Planning Outdoor Facilities).

The services are awarded by lot to bidders or bidding consortia.

Services in accordance with HOAI in the 2021 version will be put out to tender:

Lot 4 HOAI Part 4, Section 2 §§ 53-56 Technical equipment – Heating, ventilation and sanitary installations

In addition, the client intends to commission the necessary expert opinions and other specialist planning services, insofar as this is necessary in the context of further project planning or is required by the approval authorities.

Eligible costs without VAT: 960,000.00 euros
