The subject of the present call for tenders are project planning services according to the work phases (Lph.) 1 to 9 (within the meaning of § 3 HOAI):

The project planning services are commissioned step by step, as far as expected subsidies for the respective stage are granted, as far as the financing is secured and as long as there are no serious reasons against a subcontracting. These are such reasons that would entitle the client to extraordinary termination in the event of an order already placed.

The Kaufering middle school was built in 1971/72 as a reinforced concrete building with a curtain wall.

The windows were completely renewed in 2009 and replaced by double-glazed elements.

The skylights of the auditorium were replaced in 2017 and supplemented with a fall-through protection.

Objectives of the renovation

Due to the age of the building, the materials used and the existing obsolete technology there is an urgent need for redevelopment. In the meantime, significant levels of pollution have been detected in the area of the ceilings. The heating does not work for the most part. The obsolete heating technology can not be repaired due to missing spare parts and runs provisionally in manual mode.

In order to realize the implementation of the individual renovation measures economically, a general renovation of the building section III is forced instead of individual measures.

In this case, the expected construction process and the requirement of the longest possible receipt of the current school operation in the school building, the execution of the renovation in 2 phases require.

The Kaufering market plans to award the following planning services for the implementation of the general refurbishment:

- object planning LPH 1-9,

- HLS planning LPH 1-9,

- Electrical Planning LPH 1-9,

- Structural design LPH 1-6,

Fire protection planning LPH 1-9,

- Building physics LPH 1-9,

- SiGecoordination during the construction phase.

The planning services are to be provided in such a way that an overall concept for the general renovation is worked out.

The dependencies of various individual services are already to be considered in the design of the first construction phase. One example is the interaction between façade planning and ventilation.

A sustainable, meaningful home technology concept taking into account the user-friendliness and the required further maintenance effort is required.

Various funding opportunities should be additionally presented in the design phase, so that as extensive a knowledge of the funding opportunities as possible is required from the respective planners. Funding for façade and roof renovation amounting to 1.0 million euros has already been approved (KIP-S).

The planning services are to be provided promptly on the basis of the urgency described above and the already approved funding. In order to avoid unnecessary time losses due to training needs, it is intended to jointly award the planning services of phases 1-5 and phases 6-9.

1st construction phase: exterior repair

The facade consists of partially asbestos-containing fiber cement panels. The panels are mounted on a wooden substructure, which is mounted directly on the concrete walls.

A new facade according to current energy saving regulations should be installed.
