The subject of this call for tenders is property planning services (buildings and interiors) - LPH 4 to 5 - for the new construction of the kindergarten St. Anna in Rattenkirchen
On the hall number 12/4 of the district of Rattenkirchen, Klebinger Straße 7, the new construction of a 2-group day care center (1 nursery + 1 kindergarten groups) was to be erected and an existing building was to be demolished in the stock. At the time of planning, LPH 3 was completed with the cost calculation in February 2021. The municipality of Rattenkirchen submitted an application for the extension of daycare centers to include an additional addition for a second kindergarten group on February 26, 2021. As a result, a project extension was detected. Due to the significant change in the project and the project costs are exceeded, a new call for planning services is required.
The LPH 3, with the planning for a 2-group day care center, was completed by all participating specialist planners by February 2021. The creation of a fire protection concept is planned for LPH 4. With the request of the municipality of Rattenkirchen, a structural extension to include a 2nd kindergarten group for the daycare center with all specialist disciplines is to be planned and the cost calculation is to be updated. The next project goal is to prepare and submit the construction application documents (LPH 4) and then carry out execution planning (LPH 5).
In a 1-storey building, the new building comprises a 1-group crèche and an extension to a 2-group kindergarten with shared rooms, such as kitchen, multi-purpose room and staff rooms. The laundry room is designed in such a way that the extension provides a direct connection to the group rooms and that the recommendation of the VDI guidelines for “equipping and with sanitary rooms kindergartens, daycare centers, schools” is taken into account.
The extensive ground-floor construction volume is covered by the interpretation of the traditional saddle roof, which both connects and visually separates the three essential components (kindergarten, connection/entrance building, nursery). The non-uniform roof line gives the façade a movement and liveliness. It serves as a distinctive feature and symbol of the individuality of a day care center.
The extension of a 3rd group must be supplemented by object planning in coordination with specialist planners (TWP, HLS, ELT, outdoor installations, fire protection) at the end of LPH 3.
The subject of this call for tenders is property planning services (buildings and interiors) within the meaning of Part 3, Section 1 HOAI - LPH 4 to 5 - for the new construction of the St. Anna kindergarten in Rattenkirchen, including part of LPH 3's services, remunerated with 5% instead of 15% according to § 34 (3) no. 3 HOAI.
