The Office for Building Management of the City of Leipzig intends to build a new secondary school with a sports hall at the Kolmstraße site in Leipzig to secure the school capacities of the City of Leipzig.

Total budget (KG 200-700): currently approx. EUR 35.0 million gross

Manufacturing costs (KG 500): currently approx. EUR 1.8 million gross, of which KG 550 approx. EUR 500,000

The client intends to commission the service phases (LPH) 1 to 9, object planning services, outdoor facilities in accordance with § 39 ff. in conjunction with Annex 11 HOAI 2021 as well as special services.

The assignment is carried out in accordance with the terms and conditions of the contract (see documents under the terms of the contract) as well as according to individual service phases. Upon completion of the negotiated procedure, service level I: service phases 1 to 3 and special services are contractually commissioned. Furthermore, special services are reserved in accordance with the draft contract. Subsequently, work phases 4 to 9 are to be commissioned in stages (individually or as a whole).

There is no legal entitlement to the commissioning of the following service phases. The Contractor cannot derive any increase in his fee from the step-by-step commissioning. The step-by-step commissioning is subject to the securing of financing by the client or the promotion of the construction project as well as to the proviso that the contractor offers the guarantee for a proper, high-quality and timely performance of the service.

Once the design planning has been submitted, it will be examined as part of the building decision whether the possibility of awarding a general contractor from LPH 5 onwards can be considered. If the tendered service phases 1-9 are commissioned, the contract is expected to end at the end of 2028 (completion of LPH 8).
