Project management and project management services: BV Construction of a new building complex, general overhaul and new construction of 6 sports hall units including interim buildings, Kreuzgasse Gymnasium, Cologne

The subject of the announcement is the award of project management services (services based on the AHO, issue number 9 “Project management services in the construction and real estate industry” of the AHO commission “Project control/project management” of the committee of associations and chambers of engineers and architects for fee regulations e.V. in the 5th edition of March 2020 and in accordance with AHO, issue number 19 “Supplementary performance profiles in project management for the construction and real estate industry” of the AHO commission “Project control/project management” in the 2nd edition, January 2018) for the construction of a new building complex, general overhaul and new construction of six Sports hall units including interim buildings for the Kreuzgasse grammar school in Cologne.

The planning and monitoring services are to be provided by a total contractor (where applicable a total contractor) or (“interim measure”) by already tied specialist planners.

The total cost of the project (KG 200 - 700) is estimated at 113.0 million euros net.

The Kreuzgasse High School (Cologne) is located in the inner Grüngürtel, west of the city center. The property is bordered on the west by the busy Inner Canal Street and merges into the park areas of the green belt on the other sides.

The property consists of five buildings

- Wing A built in 1953, regular classes, SEK I, art spaces

- Wing B built in 1962, auditorium and administration

- Wing C built in 1958, gymnastic hall (in demolition)

- Wing D built in 1982, triple gym (multi-purpose hall)

- Wing E built in 1985/86, natural sciences, specialist classes, SEK II

that enclose the inner schoolyard.

The project can be divided into two measures. On the one hand, an interim measure that includes partial outsourcing with containers, and on the other, a TU measure that includes the demolition of the D+E wing, new construction and general overhaul.

For the TU measure (general contractor), the planning (from service phase 3) and construction services are awarded as a complete package. For the interim measure, the planning services are implemented by the specialist planners already commissioned and the construction work is implemented by a container company that is still to be put out to tender by the specialist planners.

Targeted construction process: Begin with the 1st relocation of tract E to interim, so that the demolition of sections D and E can take place. The new building is then completed and the 1st outsourcing moves into the new building. In order for the general overhaul to be carried out, the second outsourcing of sections A+B takes place. After completion of the general overhaul, the 2nd relocation will be withdrawn to the generally overhauled buildings, wing A+B.

Interim measure:

Containers for outsourcing classrooms and science premises

Gross floor area: approx. 4,000 m²

Outsourcing buildings (containers) are necessary for general and science lessons, which are to be erected on free areas on the adjacent sports field.

TU measure:

- Demolition of wing E and wing D:

Wing D (triple sports hall): gross volume: approx. 16,200 m³, gross floor area: approx. 2,700 m²

Wing E (classrooms/science): Gross volume: approximately 12,300 m³, gross floor area: approximately 3,500 m²

Tracts E and D have to be demolished to make room for the new building.

New canteen, science centre, classrooms and 6 sports hall units:

Gross volume: approx. 71,000 m³, gross floor area: approximately 14,700 m²

A new building consisting of a multi-storey building is to be built. The new building includes the general teaching areas as well as scientific departments with a lecture hall and practice rooms. The new building also includes the accommodation of 6 sports hall units with ancillary rooms for physical education. In addition, a canteen and a kitchen with staff rooms and storage space are required. The construction is carried out in accordance with the required passive house standard. If this standard cannot be achieved economically, this should be justified. In all these cases, the current ENEV must be adhered to.

General overhaul of wings A+B (listed):

Gross volume: approx. 33,900 m³, gross floor area: approx. 9,700 m²

Tracks A and B are listed as a historical monument.

Measures of the KG 300, 400 and 500 are planned to ensure permanent operational reliability.

These benefits are expected to be awarded in September 2022. The intention is to complete the project within 80 months
