The market Gaimersheim is planning the construction of a new building yard with administrative and social rooms on a former brickworks site with approx. 10,000 m² in Gaimersheim. The old construction/recycling yard in industrial park II was sold. Construction is scheduled to begin in spring 2025. With a construction period of 2 years, completion is desired for the year 2027 spring.

A development plan is currently being developed for this area, which provides for a building yard here, followed by a noise barrier with subsequent residential development.

The architects' services of service phases 1 - 9 are to be awarded. The monitoring of the rectification of defects in service phase 9 is awarded as special services.

The services of structural engineering, building services and outdoor facilities planning were awarded separately.

The following areas are required:

- Covered loading zone/passage for workshops

- Vehicle parking spaces for approx. 25 vehicles (some as carports)

- Workshops/warehouses for the following trades: electrical, water supply, painters, carpenters, vehicles, plant maintenance, locksmithing, general warehouse

- washroom

- Storage for lost and found bicycles, storage for garbage cans with distribution for citizens

- 10 pouring boxes with canopy

- 7 desk workstations, each in the workshop area

- Parking spaces for 3 salt silos

- Social rooms for approx. 25 building yard employees, each with changing rooms and sanitary areas

- Office for building yard manager and deputy

- Meeting room for 5-8 people

The total area is 10,000 m².

With regard to the planning services to be provided, the client has the following objectives, the achievement of which is the decisive criterion for the award decision in accordance with matrix level 2:

1.Objectives of the contracting authority with regard to the utilisation concept

The building yard should primarily be a functional building that takes into account the space needs of the client and should be expandable.

,

2. Objectives of the client with regard to energy saving and sustainability

Particular attention is paid to sustainable construction. Photovoltaic system, rainwater harvesting and an ecological construction method related to the entire service life of the building are to be included.

3. Objectives of the contracting authority with regard to the budget

The budget of EUR 10.0 million gross (KG 200-700) must be adhered to (cost-benefit analysis).

4. Urban planning framework and objectives

There is a development plan. This will be followed by a noise barrier with subsequent residential development.

After evaluation of the applications received, three offices that have achieved the highest number of points in the evaluation are invited to negotiation meetings on the basis of the evaluation matrix level 1 and invited to submit an offer. The negotiations are expected to take place in November.

In the run-up to the negotiations, the architectural firms are given the opportunity to present their plans for the best possible realization of the above-mentioned objectives in compliance with the cost ceiling of EUR 10.0 million to the awarding authority by developing idea sketches/planning drafts plus a rough cost estimate.

In accordance with Section 77 (3) VgV, each bidder is remunerated EUR 5,000 net for these services, assuming a time expenditure of 50 hours. The above-mentioned remuneration will be credited to the fee at the commissioned planning office.
