Leipziger Wohnungs- und Baugesellschaft mbH intends to award services and supplies for planning from performance phase 5 HOAI and construction of a building complex with two residential buildings, outdoor facilities and development of the housing project on parcel 164/f of the Leutzsch municipal district, Gaussstraße 30,32,34/ Heimteichstraße 43/Philipp-Reis-Straße 83A-E in 04179 Leipzig are required.
The building plot has approximately a triangular footprint and is bounded by Gaußstraße in the south, Heimteichstraße in the east and Philipp Reis-Straße in the north/northwest. The environment is characterized by moderately grown residential structures from the industrial age in the south and east and individual commercial uses and railway tracks in the north/northwest.
In the south, federal highways 87 and 181 are approximately 1.5 km away. The A9 motorway, connecting Leipzig West, is 10 km away via the B 181. The A38 motorway, connecting Leipzig southwest, is south via the B 87 and B186 is 13 km away.
The planned residential development is based on the existing perimeter block development of the adjacent streets. Building A extends along Philipp Reis-Straße and houses 75 residential units in five above-ground floors. Building B offers a total of 48 residential units at the corner of Gaussstraße and Heimteichstraße and approaches the surrounding development with four above-ground floors. Both buildings have full cellars.
In terms of size and layout, the resulting residential units should meet the requirements of the Saxon State Ministry of the Interior directive for the promotion of the creation of rental and occupancy linked rental housing. The buildings are to be planned and constructed in the efficiency house 55 standard. The building project is tendered by the client LWB for further planning and implementation by a general contractor (AN) based on the planning principles that have been developed for the tender.
During construction, the plot is available for the organization of a regulated construction process. Further (storage) areas are the responsibility of the AN to organize. The completion of the residential building complex is planned for 2024.
