General planning services for the conversion and refurbishment of the two buildings, Haus 2 and 3 of the building ensemble KulturGut in Alt-Marzahn 23, 12685 Berlin

It is intended to entrust a suitable service provider with the general planning for the conversion and refurbishment of KulturGut Alt-Marzahn 23. The services include the property planning of buildings in accordance with § 34 HOAI with the service phases 1 to 8, structural design according to § 51 HOAI with the service phases 1 to 6 and technical equipment in accordance with § 55 HOAI with plant groups 1 to 6 in service phases 1 to 8, as well as other specialist planning services. All or part of the service phases shall be commissioned in stages as required. Basic and special services must be provided.

In the buildings Haus 2 and 3 of the KulturGut Alt-Marzahn, permanent and special exhibition areas as well as an area for museum education, including the material space and administrative area, are to be created. A static/acoustic test is required for the exhibition space. Furthermore, the implementation of partition walls must be checked from a static point of view.

The KulturGut Marzahn is located in the centre of the historic village of Alt-Marzahn in the middle of the famous prefabricated settlement from the GDR period and is surrounded by skyscrapers. As a complete ensemble, it is listed as a listed ensemble and has become a social and cultural attraction in the last 25 years. The property is in close spatial and content neighbourhood with art and cultural barn “fireclay”. There are also close connections from Haus 1 and 2 to the District Museum.

The KulturGut consists of a three-side courtyard built according to the old model. This was rebuilt between 1985 and 1988 as part of the overall reconstruction of the village. The cultural barn (house 3) and the two side wings (house 1 +2) were supplemented by a workshop area (house 4) around 1990.

Today's KulturGut stands out as a neighbourhood, but also regional to country renowned institution of cultural and artistic diversity. It is the only place in the historic Angerdorf Alt-Marzahn to combine cultural experience, artistic self-activity, physical fitness and social encounters. For many years, KulturGut has also been home to a social bookroom for young and old literary enthusiasts.

In order to safeguard the central location for regional history as well as cultural history, houses 2 and 3 are to be rebuilt and renovated barrier-free. The aim of the project is to enable the use of the two houses as exhibition buildings for permanent and temporary exhibitions, as well as for accompanying museum educational work.

As part of the renovation under listed preservation, energy measures for houses 2 and 3 must be examined. Further action is needed for the plumbing areas. Renewal taking into account accessibility is required (partly already taken into account). A spacious entrance area is also required between houses 2 and 3, which is accessible to both buildings by means of a lift.

A separate outdoor plant planning should not be commissioned. The building regulations requirements in connection with building construction (ramps, bicycle parking spaces, etc.) must be provided by the property designer building.

An inventory of the specialist technology is currently not available. The technology is to be completely renewed, except for the connections of district heating.

Other services to be performed include:

- SiGeKo,

— room acoustics,

— fire safety assessments, including creating escape and rescue route plans, fire plans and fire protection regulations,

— Site appraisal.

The Client plans to agree a construction cost ceiling of EUR 5 383,380.00 with the contractor.

The basis of the order is the valid contract model of the Senate Department for Urban Development and Housing for architectural services including AVB (available at: www.stadtentwicklung.berlin.de/service/rundschreib).
