Konzerthaus Karlsruhe, interim venue Badisches Staatstheater
The concert hall, built in 1915, is located on the grounds of the fairground in an inner-city location. The two-storey, elongated building with a columned porch in the north and a four-storey stage building in the south contains a large and a small hall, seminar and administration rooms, artists' dressing rooms and ancillary rooms.
The large hall offers space for about 1,100 spectators in the stalls and in the stands. The stage of the "Great Hall" is considered a large stage with an area of approx. 326 m². The small hall on the 2nd floor has a size of approx. 176 m². The building is to be assigned to building class 5 according to § 2 (4) LBO and also represents a special construction according to § 38 (2) LBO. The building is a listed building.
The Baden State Theatre would like to use the concert hall as an interim venue for about 7 to 8 years during the renovation of the theatre.
The task includes both the conversion of the concert hall as an interim venue and the renewal and adaptation of the existing safety systems. Since the two measures are financed by different cost bearers, they have to be planned and implemented together, but budgeted and billed separately.
In order to implement the space program for interim use, conversion measures for the new room assignments as well as interventions in the building construction and technical facilities are necessary. The stage technology, which is to be completely renewed, with lighting, audio, video and media technology, is to be spatially and technically integrated into the existing building, for which extensive technical additions and upgrades are to be carried out.
A fire protection concept is available for the current use. Structural and technical measures are required for implementation. Both the fire protection concept and the measures must be adapted to the new use. In addition, some technical equipment is outdated and needs to be replaced.
During the renovation, part of the administrative premises will remain in operation.
The budget (as of May 2023) for the overall measure is approximately EUR 27.6m (net).

KG 300: approx. 3.593.000,- Euro (net)
KG 400: approx. 16,820,000 euros (net)
A step-by-step commissioning of service phases 1-3 and 2-3 and then, subject to the political decision, work phases 4-9 or 4-6 is planned. There is no entitlement to further commissioning.
The contract is expected to be awarded in January 2024, with completion expected in November 2028.
