The sponsor intends to sell the land area of the former hospital site in Schramberg to investors, property developers or housing companies for a fixed purchase price.

For the area, which is located in the Bühlepark redevelopment area, a usage proposal is to be drawn up and a further development of the property with the old clinic building is to take place. The handling of the existing building - demolition or the partial or complete shared use of the old clinic building - on the property is left to the participants themselves. The focus of the usage concept is residential with a share of eligible housing, non-disruptive business and supplementary gastronomy. As a rough guideline, 70% residential, 30% commercial or services / non-disruptive trade are envisaged, which are to be included in the planning. The integration of a hotel use or similar is conceivable.

The subject of the proceedings is the further development of the property of the old hospital site in the Bühlepark redevelopment area by a team of investor, architect and landscape architect and the subsequent structural realization by them. The construction obligation is regulated in the purchase contract (draft is enclosed with the tender documents as an attachment).

The competition is offered as a non-open investor and planning competition with an upstream selection process for a maximum of 20 applicant communities of investors and architects and landscape architects. The procedure is anonymous.

The available plot has a size of approx. 20,150 m². This is to be planned by the competition participants, taking into account the adjacent development. In the immediate vicinity on the adjacent property is the old, built in 1911 as an entrepreneur's villa, listed Gut Berneck. The old building should continue to be perceived as a solitaire, the new building or buildings should be integrated with the necessary distance and the outdoor facilities should be taken into account in the planning. In addition to the residential development surrounding the competition plot, south of the Berneck estate on a neighbouring property of the hospital, there is also the former staff dormitory from 1972, which is not part of the competition task. The land with the existing hospital is to be sold at a fixed purchase price. The participating teams of investors and architects with landscape architects create a detailed planning concept.

In addition, the new quarter is to be characterized by a high design quality with regard to the architecture, living and handling of the public spaces and transitions to the adjacent buildings and the adjacent landscape.

The aim is to develop an adequate functional and architectural concept for the competition plot that takes into account the urban planning requirements and leads to a lively and stable quarter. For this important and exposed location, a high-quality solution with suitable use is to be found, taking into account the former hospital building and the adjacent buildings. In doing so, the framework conditions mentioned in the call for proposals must be taken into account.
