Planning services for building physics (thermal insulation, building acoustics & room acoustics) for the following building complex in Offenbach am Main:

New construction of a 6-class grammar school incl. three-field gym, size approx. 14,500 m² GFA, max. 5 floors plus possibly basement

The measure includes the rebuilding of the Emmy-Noether-Schule, Gymnasium of the City of Offenbach, which includes a 5-stream (secondary level I) or 6-stream (secondary level II) grammar school along with a three-field gymnasium.

Services are to be provided for building physics according to HOAI 2021 Annex 1 No. 1.2 Building Physics to § 3 paragraph 1 HOAI and AHO Issue 23 (Status: 08/2022) Thermal insulation and energy balancing. In addition, services for building acoustics (sound insulation) and room acoustics Annex 1 No. 1.2.4 and 1.2.5 to § 3 paragraph 1 HOAI are to be provided. The basic services for building physics include thermal insulation (GEG) and energy balancing, building acoustics (sound insulation).

Particular emphasis is placed on minimizing the external noise level as much as possible in conjunction with low-energy building technology.

The building is expected to be heated by means of a district heating connection from Energieversorgung Offenbach (EVO).

The client attaches great importance to close supervision and monitoring of all work, as well as coordination and information for everyone involved, including the users.

The client assumes that the expenditure for the application of the CAD guideline of the city of Offenbach and the use of a digital project room is included in the fee offered.

An economical, convincing overall concept must be developed, taking into account the specifications of the client, the interests of the other specialist disciplines and adhering to the project budget. Energy consumption and CO2 emissions are to be optimized.

Location of the construction project:

The property is located in the fallow area of the former Offenbach freight yard on the eastern edge of the city centre. The plot intended for the building has an area of approximately 9,500 m².

Construction:

The 1st prize of the restricted design competition envisages a maximum five-storey building with gradations of two storeys. The sports hall is partially dug in. Almost all roof areas are planned as outdoor space that can be used for example and use. With regard to the spatial organisation, clusters or open learning landscapes are planned for each year.

The school canteen will supply around 1,600 people in the cook & hold process.

Active cooling technologies for the entire building should be avoided, but the need for alternative or regenerative cooling technologies should be taken into account. It can be assumed that there is a need for free or mechanical ventilation systems. Provision must be made for humidity to be regulated in the winter months.

PV and / or solar thermal systems are to be integrated.

The service must begin immediately after the order has been placed.
