The subject matter of the present proceedings is the award of general planning services for the demolition and new construction of the brine bath in Bad Rappenau.

1.1 Subject of the proceedings: The municipal council of the city of Bad Rappenau has approved the conceptual reorientation of the "RappSoDie". A three-part bathroom concept consisting of sports and family pool, brine bath and sauna is planned.

The demolition and new construction of the brine bath at the previous location is planned, in which the existing sauna infrastructure is to be preserved.

According to current planning, the city of Bad Rappenau expects preliminary creditable manufacturing costs of a total of around EUR 34.2 million net (KG 200-700 according to DIN 276-1:2008-12).

Completion of the construction project is planned by the end of 2027 at the latest.

The necessary project management services for this project were awarded to Drees & Sommer SE.

The subject matter of the present proceedings is now the award of general planning services for the demolition and new construction of the brine bath in Bad Rappenau. The benefits are to start immediately after the award of the contract.

1.2 Project goal: The aim of demolition and new construction of the brine bath is the conceptual reorientation of the RappSoDie". The project objectives include in particular:

- a three-part bathroom concept at the existing location consisting of sports and family pool, brine bath and sauna (so-called 3-division bath)

- the consideration of school swimming and learning to swim

- Connection of baths to Hotel Saline 1822

- Trouble-free continued operation of the sauna during the construction period

- Gastronomy for sports and family pool, brine bath and sauna

- Consideration of sustainability aspects (e.g. low operating costs, durability of materials, etc.)

- Minimization of the disturbances of the neighbors by the construction site operation

1.3 Scope of services: In view of the close integration of the services to be provided and the complexity of the task, the services are advertised as general planning services with the following planning disciplines:

- Basic services for building planning LPH 1 to 9;

- Structural design LPH 1 to 6;

- Specialist planning services of technical equipment, plant groups 1 to 4, 7.1 (pool technology) and 8

- Building physics (room acoustics)

A gradual assignment is intended, there is no entitlement to further assignment.

The services must be based on an already existing variant comparison "Neubau Bäderbetrieb Bad Rappenau", which is made available to the applicants selected for the bidding phase with an invitation to tender.

The start of the construction measures is planned for mid-2024. Completion is scheduled for the end of 2027, so that full pool operation can be put into operation by 15 January 2028 at the latest.

The work phases 1 and 2 of the object planning should be completed by 31 March 2023 due to funding regulations.
