General description for all trades

The German Pension Insurance Baden-Württemberg plans to fundamentally renovate the extension of the Karlsruhe headquarters, which was built in 1977.

The building is designed as a fully air-conditioned open-plan office building with two basement levels, three full floors (EC 2nd floor) and a saddle floor. The building has a GFA of approx. 18,370 m² and a BRI of approx. 72,240 m².

The extension is designed as a reinforced concrete skeleton construction and has an aluminium glass façade in front, all-round escape balconies with an aluminium steel structure in front and two massive reinforced concrete escape stairwells on the east and west sides. Floors in the open-plan area are designed as coffered concrete ceilings in the core area as solid concrete ceilings.

The 3rd floor, which was built in 1995, consists of a lightweight, set-back steel construction with aluminum-glass cladding, the interior walls are mostly made of plasterboard support walls. As part of the measure, it is planned to dismantle the 3rd floor.

The advertised services include:

-construction site equipment for pollutant remediation, gutting, partial demolition,

facade scaffolding, maintaining for the duration of our own services and provision until the end of the entire construction period.

-Construction site lift, deliver, set up, maintain for the duration of our own services as well as provision until the end of the overall construction period.

-Work and environmental protection measures

Structural work:

-Masonry made of sand-lime brick, inside: approx. 1750 m2

-Parapet masonry on the ground floor up to 2nd floor: approx. 630 m2

-Air duct cover with reinforced concrete slab: 3 pcs each approx. 18 m2

-making ceiling and wall openings in masonry and reinforced concrete,

-concrete cuts and drilling,

-Making an attic out of in-situ concrete: approx. 360 m2

Excerpts from the list of pollutant building materials:

-Asbestos-cement sandwich panels of the facade: approx. 1,500 m2

-Asbestos-cement cladding of the attic/roof edge: approx. 250 m2

-Asbestos-containing levelling compounds in floor construction: approx. 850 m2

-Asbestos-containing casting compounds in component joints of floors: approx. 3,000 m

-Asbestos-containing fillers/residues on raw concrete 3rd floor: 2,000 m2

-Asbestos-containing sealing/filling compounds on the inner wall of the air conditioning ducts (at the connection points): approx. 2,500 pieces

-KMF pipe insulation on ventilation ducts: approx. 12,000 m2

-KMF suspended ceiling tiles and overlays: approx. 15,000 m2

- KMF footfall sound insulation in floor construction: approx. 4,800 m2

-BTEX floor coatings below raised floors: approx. 900 m2

-MKW containing oil paper as a separating layer in floor construction

-Mercury-containing fluorescent tubes/light bulbs

Other dismantling:

-Dismantling of staggered floors, with BRI of approx. 7,800 m³

Screed Z 2: approx. 425 tonnes

-GK and system partitions, doors
