Exterior and open space planning for the renovation of the listed Stadthalle Braunschweig
The city of Braunschweig, represented by Struktur-Förderung Braunschweig GmbH, is planning an extensive renovation of the building fabric and technical building equipment of the Braunschweig City Hall, which was built in 1965.
Since the entire planning is subject to the restrictions of monument protection, a special focus is placed on the constant optimisation of contemporary use in favour of the listed substance during the renovation of the town hall. As part of the renovation, the key to long-term sustainable operation of the building as an economically oriented venue is the optimal balance of state-of-the-art technical building equipment, preservation of the listed identity and the integration of good solutions in the outdoor area.
The task of the contractor is to work together with the object planners, the specialist planners of the TGA, the fire protection, the structural engineers, etc. to design and develop the outdoor and outdoor facilities as well as the greening of the roof areas, thus ensuring optimal implementation of the requirements against the background of the restrictions on monument preservation. The basis for the contractor is the already existing planning.
In this context, all planning services necessary for the project as well as tendering and construction management must be provided by the contractor. This includes all the services required for the success of the project. Analogous to the HOAI, service phases 5 to 9 (presumably all standard services as well as optional services in some cases) are to be processed. It will also be necessary for the contractor to provide limited services from work phases 3 and 4, as other planners in some areas will also take over inspections in work phases that have already been completed. The extensive greening of the roof areas was not previously included in the project and must now be anchored in the project.
As part of the necessary roof renovation, any necessary upgrading of the steel structure will also be examined. The aim is to use the large roof areas of the Stadthalle in the future for the installation of large-scale TGA systems, PV systems, as retention areas and, at best, as biodiverse green roof areas. The roof surface competitions that occur in the project are to be solved in the planning together with the other technical participants and form an essential part of the services. Here, the location relationships of the plant technology must be taken into account as well as constructive concerns, shading, but above all the requirements under monument law.
The service areas on the ground floor are more limited in planning, as the main focus here is on the protection of historical monuments in the outdoor areas. In the east, south and west, the property boundary is binding as the end of the construction site, in the north there is an interface with the neighboring construction site "Kongresshotel", which will be defined in more detail in the course of the project. The demarcation to the cemetery and the creation of a new garbage can parking space, as well as the new evacuation of the town hall, including the planning and creation of the traffic and parking areas, are to be included in the planning and execution.
