A second construction phase for the interim accommodation of the maxillofacial surgery and ENT clinic (NUF approx. 7 400 m 2 ) and, alternatively, to accommodate the eye clinic (NUF approx. 3 180 m 2 ) can be added. Two planning variants are derived from this, which should be worked out in the preliminary planning:

- Large variant: outsourcing the bed-leading clinics for eyes, ENT and maxillofacial disorders;

- Small variant: Outsourcing of the ENT and maxillofacial bed clinics.

The disposal building should offer flexible technical solutions for different uses.

The implementation as a modular construction, compared to a conventional solid construction, is to be examined. As an additional planning requirement, the following system variants must therefore be developed and compared in the context of pre-planning:

- Construction of the building as a conventional solid construction;

- Construction of the building as a hybrid construction (solid basement floors, modular construction from the ground floor)

After completion of service phase 2, a concept for implementation is selected and further processed in the following service phases.

Interfaces to other buildings and infrastructures must be taken into account. Appropriate provisional measures must be provided to ensure the protection and secure operation of these systems and buildings. With regard to the technical connections, the connections between the new building and the existing buildings and systems must be taken into account.

The proportionate total construction costs for lot 1 (KG 410-430, 470 (excluding 473 and 474)) amount to approx. 16.4 million EUR, for lot 2 (KG 440 and 450) to approx. 12 million EUR for Lot 3 (KG 460) to approx. 4.67 million EUR, for lot 4 (KG 473 and 474) to approx. 1 million EUR, for lot 5 to approx. 3 million EUR gross.

This affects the following system groups:

Lot 1:

- sewage, water and gas plants;

- heat supply systems;

- ventilation systems;

Both planning variants are to be developed as a conventional solid construction as well as a hybrid construction and compared. A feasibility study was drawn up for both planning and system variants on the basis of a preliminary target space program. The feasibility study is to be considered as a planning basis.

The planning method BIM must be used by all project participants.

The total construction costs amount to approx. EUR 100 million gross for the "large variant" and approx. EUR 75 million for the "small variant". The planned start of construction is in mid-2024.
