General Construction Description
The district committee of the Wetterau district is planning the new construction of the 3.5-class "New Primary School Bad Vilbel" with school building and single-field sports hall on the property "Fraunhofer Straße 19 / Johannes-Gutenberg-Straße 15".
The construction project is divided into the sub-areas of the school building and the single-field sports hall. The two parts of the building (sub-projects) are each planned to be free-standing, but connected underground via a media tunnel that is not accessible. The sports hall is supplied by the school building.
The four-storey school building (2nd floor, 1st floor, ground floor, basement) and the partly two-storey sports hall are planned as a solid construction mainly in reinforced concrete, the basement school and the floor slab sports hall as WU construction.
The roofs are designed as flat pitched monopitch roofs with extensive greening and a full-surface PV system.
In the area of the future schoolyard area, the construction of a geothermal plant with underlying level drainage is planned.
The remaining schoolyard area will receive an area equipped with various play equipment, a free class and a small playing field.
A compact transformer station will be built in the eastern part of the property. Rainwater retention is planned under the teachers' car park, which is also located there.
In the area of the Johannes-Gutenberg-Straße access road, a garbage enclosure with adjoining space is planned for the storage of gasoline-powered equipment.
The building envelope is insulated all around and equipped with a rear-ventilated façade, highly thermally insulated window and exterior door elements are used.
In addition, highly innovative building technology with sustainable technical systems is used. Geothermal energy is used in combination with a heat pump. Parts of the school building will have a heating and cooling ceiling, and the roof surfaces will be completely covered with PV modules.

For budgetary reasons, the client requires a separate settlement of the two titles "202.1 School Building" and "202.2 Sports Hall". For this purpose, the contractor receives a separate order number for each title in the award letter, which he must state when invoicing.
The delimitation of the two sub-projects is specified by the AG and documented in the planning documents. A separate, separate settlement of the two titles, including the respective invoice-related documents (measurements, weighing slips, billing documents, timesheets, etc.) is binding.
This effort must be taken into account, the specifications are structured accordingly.
Within the framework of the award procedure, it is not possible to submit only one tender for one building. There is no allocation in partial lots, or no lot by lot. The offer (LV) must be priced and submitted for both titles/both buildings.
