Purpose of the services: Service contract: GRANDS CARMES 20-28
Grands Carmes 20-28: Multidisciplinary study (architecture, stability, PEB, special techniques and surveying) aimed at the restoration, renovation and reassignment of a set of classified and unclassified buildings. The contract includes the design and monitoring of the execution of at least 8 dwellings, 4 shops and premises for equipment of collective interest, as well as the development of the inner courtyard on a plot located rue des Grands Carmes 20-28, 1000 Brussels.
Comment: The purpose of this contract is to designate a multidisciplinary team (architecture, stability, EPB, special techniques and surveyor — if applicable) for a study for the purpose of the restoration, renovation and reallocation of the site.
The aim is to preserve and enhance heritage, create medium housing and rehabilitate commercial activities. In addition, the team must demonstrate its sensitivity to projects of historical value and its ability to carry out a historical study.
The mission includes:
For each phase, the mission includes a complete multidisciplinary study mission from design to monitoring of execution.
The multidisciplinary mission consists of the following missions:
A complete architectural mission restoration/renovation/reassignment of the site, including listed and unclassified heritage;
A complete stability engineering mission;
A complete engineering mission of special building techniques (HVAC, sanitary, electricity, acoustics);
A complete mission of an EPB Advisor;
A surveyor mission;
All design studies and execution monitoring necessary for the development of buildings on site (e.g. application of circular economy, phasage, heritage, etc.).
The mission of health safety coordination is not included in this contract

Budget:
The amount of the works provided for in this contract may not exceed EUR 3,681,500 (excluding VAT - excluding unforeseen events).
The contractor is responsible for this budget and must strive to respect it and above all not to exceed it during all stages of the design and monitoring of the execution.
Place of service delivery:
The plot is located in the PRAS in a residential area.
