Augustinum gGmbH is a diaconal institution for the disabled and maintains 15 locations in the north of Munich and the surrounding area through its daughter Augustinum Wohnstätten. Augustinum gGmbH intends to build a new dormitory on its property at Hirschplanallee 2, 85764 Munich, with 20 places for sponsors and 4 residential spaces with an integrated daily structure. The project is to be realized in timber construction and handed over to the client on a turnkey basis. The planning services necessary for the realization of the project from the design planning and the construction services in the sense of a turnkey construction are procured.
A) Planning services:
Services of object planning (buildings and interiors), services of structural design and specialist planning services of technical equipment are procured. The contractor owes the approvable planning for the construction project at issue here as well as all other planning services required for the construction work. In addition, services of building physics (thermal insulation and energy balancing), building acoustics (sound insulation) and building surveying are also procured.
B) Construction services:
In addition, the complete construction work for shell construction work, exterior, interior walls, ceiling and roofs in timber construction of the above-ground floors and all corresponding thermal insulation and sealing work including all wall and ceiling cladding as well as all floor structures and coverings are procured. The construction services for excavation, earthworks, ground improvement and foundation work are partly part of the object of procurement. In the course of the interior fit-out, which is largely already created in prefabrication as a result of the prefabricated wall and ceiling elements, all exterior and interior wall openings including sun protection as well as fall protection and other installations are to be provided by the general contractor/general contractor. All other measures for building constructions such as construction site equipment, scaffolding and construction cleaning should also be provided by the general contractor/general contractor in the course of execution.
In addition, all building services (heating, ventilation, sanitary, electrical and fire protection equipment) are to be planned, coordinated and executed by the general contractor/general contractor. Finally, any necessary locksmiths, painting and tile work, which are of minor importance, should also be included.
