Object planning outdoor plant planning according to § 39 HOAI, LPH 1-8, special services, step-by-step commissioning
The city of Schleswig intends to rebuild the variety theatre "Heimat" on the property "Auf der Freiheit" in Schleswig (future B-Plan 102). The existing building is to be renovated, modernized and expanded. The building was erected in the spring of 1984 and originally served the Bundeswehr as a team home "Heimat". The original large dining room is now the vaudeville theatre. The building permit is from 2013.The reason for the expansion is that the previous performance and production facility of the Landestheater SH, Am Lollfuß in Schleswig had to be closed due to dilapidation. It is planned that in the future the so-called "Heimatgebäude" will serve as a venue for both the Landestheater SH and the Varieté-Theater.
The overall measure consists of three sub-projects: theatre project (eligible), south wing with restaurant (not eligible) and outdoor facilities. The construction project is partly financed by grants from the state of Schleswig-Holstein and the district of Schleswig-Flensburg. According to the current status, the construction period is planned for the period early summer 2023 to summer 2025.
The object planning of buildings and interiors were awarded as part of a realization competition. It is planned a multifunctional use that covers a wide range of theater use. The Landestheater will be visited by 200 - 400 guests, a banquet with 200 - 450 guests and the variety show expects up to 600 guests.
The scope of the advertised service includes the basic services of LPH 1-8 in the performance profile of outdoor systems in accordance with §39 HOAI 2021. The assignment will take place in stages.
The common goal must be to use the available lean budget as needed. The subject of the task is the development and implementation of an open space planning for the landscape and urban spatial integration of the Kulturhaus in Schleswig. The aim is to integrate the spatial references into the landscape, into the changing urban space and into the immediately adjacent open space for the plan area of approx. 15,000 m². The basis is to be an existing open space concept from summer 2022. In particular, existing open space structures and the integration into the wider context with the landscape space on the Schlei, the park adjoining to the west, the northern development, and the future urban development according to the framework plan must be taken into account. The topography with the respective connection heights to the building, the development, the deliveries and the parking spaces as well as the building-related outdoor space uses such as terraces and outdoor gastronomic uses must also be taken into account. The existing eastern parking lot of the Heimatgebäude (70 STP) is to be retained. This will be integrated, the old access road is to be redesigned as a pedestrian connection to the hiking trail and the new access road will be connected to plan road E.
The drainage application will be prepared in the course of the building application in July 2022.
The total cost of KG 500 is estimated at €1,462,400 (net). These total costs are to be understood as an upper limit to which the planning in all service phases must be oriented.
For this purpose, offices are invited to participate in the competition, which cover the performance profile of outdoor facilities according to § 39 HOAI and have implemented similar measures in the past.
The following procedure is carried out:
In phase 1, potential applicants are invited to participate and submit the application with the required evidence.
In phase 2, the requests to participate will be checked and the number of admitted applicants will be limited.
Phase 2 applicants will be invited to negotiate separately.
