The district office Mitte of Berlin intends to build a double sports hall for the Lessing-Gymnasium, the Schule am Schillerpark and the Vereinsport at Schöningstraße 6, 13349 Berlin. In advance, the construction planning documents (BPU) were prepared and the building permit was applied for. The double sports hall comprises around 3,900 m2 GFA.
The estimated construction costs (cost group 300+400) amount to around 10.7 million euros gross.
Completion is scheduled for 01.09.2026.
The order includes services for buildings and interiors according to HOAI in the work phases 5-9 as well as special services. A construction cost ceiling is to be agreed.
For the construction of the double sports hall, planning services are to be awarded in accordance with the fee scale for architects and engineers (HOAI 2021) Part 3 Object Planning, Section 1 Buildings and Interiors.
According to § 34 HOAI Leistungsbild Gebäude und Innenräume in conjunction with Annex 10, the order includes the following service phases:
LPH 5 execution planning
LPH 6 Preparation of the award
LPH 7 Participation in the award
LPH 8 object monitoring - construction supervision and documentation
LPH 9 Objektbetreuung
As well as the following special services:
1. CP 5 - Familiarization with the RU/BPU/Approval Planning
2. LP 5 - Preparation of a construction site layout plan in particular under:
a) Consideration of the temporary household waste disposal of the neighbouring building on the right during the construction phase.
b) Delivery of the construction site and waste management (container installation areas)
3. LP 5 - Planning of shoring construction, in particular for road land in coordination with the authorities and obtaining official approvals, including the coordination of other technical participants and supervision during construction.
4. LP 6 - Preparation of comparative cost overviews by evaluating the contributions of other technical participants in the planning.
5. CP 7 - Technical preparation and participation in review procedures
6. Participation / assistance in the cash outflow planning in LP 7 and 8
7. Collection of the necessary data for the data sheets of the PLAKODA programme
It is expected that the Contractor will participate in meetings in Berlin an average of 1 x a week from performance phase 8 onwards. Travel expenses will not be reimbursed. Construction supervision on site must be ensured.
The basis of the assignment is the enclosed model contract of the District Office Mitte of Berlin with annex to § 5 including the General Contractual Provisions (AVB).
The procedures according to ABau must be observed.
The planning participants include structural engineers, specialist engineers TA, outdoor plant planners and, if necessary, other experts as well as the responsible offices NS and SGA.
The main parts of the construction planning documents prepared in advance are included in the procurement documents on the award platform.
