Heinrich Schütz-Haus, redevelopment of rear buildings and construction of an extension building § 55 HOAI Technical Equipment (ELT AG 4, 5, 6 and 8)

The subject of the call for tenders is planning services in the service area § 55 HOAI Technical Equipment (ELT AG 4, 5, 6 and 8 § 53 HOAI) for the renovation of the rear building and erecting an extension of the Heinrich Schütz House in Weissenfels.

The Heinrich Schütz-Haus is the only original preserved home of the first German composer of international appeal and was acquired by him in August 1651 and converted into a retirement home. It is one of the outstanding architectural monuments in Weissenfels and is a cultural heritage of international importance. Built in 1552, it is one of the most remarkable Renaissance houses in Weissenfels in Saxony-Anhalt. The Heinrich Schütz House has always been an important asset not only as a museum, but also as a venue, as a wide range of events is provided here that extends far beyond the focus of Central German baroque music and, in addition to classical concerts, also figure theatre, readings, includes music school concerts, open singing, dance workshops and lectures as well as open-air folk concerts in summer.

After extensive reconstruction and restoration work in 1985, the house was only used as a museum. From 2010 to 2011, it was renovated according to the monument and added a third exhibition floor with the attic. It has hosted an interactive permanent exhibition since 2012. The highlight is the restored composers room of the famous landlord. Renaissance construction is completed by a back building from the 19th century, which houses office, business and sanitary rooms.

The project “Heinrich Schütz-Haus” includes the fundamental renovation of the existing back building from the 19th century, the redesign of the courtyard (not an object of this bidding) and, as a core, an extension building on the site of today's Nikolaistraße 9 building. existing functional impairments in the house's muse-UMS and concert operations are rectified, which primarily result from the requirements of fire protection and accessibility.

East of the Heinrich-Schütz-Haus is an empty old building on the Nikolaistraße 9 property. In its place, the modern new extension is to be built in a listed building and is to be classified as a cityscape in the street, which is characterized by several historic buildings from the 16th to 18th centuries.

The construction measures are not only intended to create new premises, but also to reuse existing ones. The focus of the planning task is:

— Sensitive functional embedding of the core building front building no. 13,

— reconstruction and refurbishment of existing buildings,

— extension as a new building,

— reconstruction and renovation of the rear building Nikolaistraße nr.13,

— accessibility in public areas,

— manufacture of the second structural rescue route,

— reorganisation of functions while retaining the core functions in front building No. 13,

— Monumental handling of the valuable building fabric,

— Expansion of the reception area, cafeteria, toilet visitors, WC handicap, special exhibition, museum educational room, magazines, storage areas, library, installation of an elevator.

All renovation and extension work is to be carried out as far as possible in the ongoing operation of the Heinrich-Schütz-Haus, divided into construction phases.

Total investment costs of approximately EUR 4.00 million gross (KG 200-700 DIN 276) are available for the overall project. This budget framework is considered to be a ceiling on which the planning services in the respective performance figures (§§ 34, 39, 51, 55 HOAI) are to be aligned. Investment costs of around EUR 759,000 gross are currently assumed for cost group 400. Investment costs of approximately EUR 375 000.00 gross are currently assumed for cost groups 440, 450, 460 and 480. Sections 34, 39, 51 and 55 (HLS) HOAI are commissioned in separate tenders. The GFA of the old building is to be implemented at about 400 m 2 and that of the new building at about 350 m 2.

The submission of documents for approvable planning shall be notified by May 2022 at the latest. The duration specified in point II.2.7 refers to this date. Commissioning is scheduled for October 2024.

The subject of this call for tenders is the award of planning services in the service area § 55 HOAI (ELT AG 4, 5, 6 and 8 § 53 HOAI).

The services advertised here are commissioned in stages; for the time being, service phases 1 to 4 of the described performance statement § 55 HOAI (ELT AG 4, 5, 6 and 8 § 53 HOAI) are commissioned. Service phases 5 to 9 according to § 55 HOAI (ELT AG 4, 5, 6 and 8 § 53 HOAI) are commissioned depending on the confirmation of the planning result of the design planning and to the extent that the financial resources are available. There is no entitlement to commissioning the optional service phases.

Depending on the availability of FI nance funds by the issuer, the planning task and scope of planning can be modified (enlarged or reduced) at any time (enlarged or reduced) and supplemented with further measures.

The issuing age/client expects that, in the event of commissioning, the offered project team will be immediately and fully available to ensure scheduling. If necessary, it is necessary to safe/enable an increase in team strength to ensure adherence to deadlines.
