As the first component of the Heidelberg clinic ring, the head clinic is in dire need of renovation after around 30 years of operation. The building currently houses 7 specialist clinics. Since a replacement building is out of the question due to the lack of space, the head clinic must be refurbished in several construction phases using outsourced areas and during ongoing operations. For this purpose, a feasibility study was drawn up, from which a total renovation in 6 construction phases results:

- BA1: OR extension west, GFA approx. 2,400 m 2 ;

- BA2: technical centers and routes, GFA approx. 27,500 m 2 ;

- BA3: Treatment building northwest, GFA approx. 35,000 m 2 ;

- BA4: Northwest ward block, gross floor area approx. 12,000 m 2 ;

- BA5: Southeast ward building, GFA approx. 12,000 m 2 ;

- BA6: Treatment building southeast, GFA approx. 22,500 m 2 .

The subject of this procedure is the aforementioned "BA1: OP extension west neurosurgery" with planning advance on subsequent building sections. A first planning advance consists of planning the future entire operating theater department. The second planning advance is the "route and technical area planning" of construction sections 2-6 as a prerequisite for the technical and spatial-functional connection of the entire operating theater department to the future rehabilitation sections of the head clinic. BA 1 is intended to create additional operating rooms on levels 99 (1st basement) and 98 (2nd basement) between the northern functional building and the ward block, and to ensure the self-sufficient operation of these operating rooms during the subsequent renovation phases. Great importance is attached to a vibration-optimized and economical construction.

Engineering services according to Part 4 Section 1 HOAI (specialist planning structural engineering), service phases 1 to 6 according to § 51 HOAI as well as special services of service phases 1 to 9:

- Service phases 1 to 3 as well as special services for the entire operating theater as planning anticipation of subsequent construction phases;

- Work phases 4 to 6 as well as special services for the 1st construction phase;

- Service phase 1, partial services of service phase 2 as well as special services for all other construction phases as planning anticipation of subsequent construction sections to ensure the necessary technical functional areas and necessary routing, among other things with the aim of fire protection, technical and spatial-functional connection of the entire operating theater department the subsequent rehabilitation sections;

- Service phases 1 to 6 as well as special services for the construction of a new temporary building to accommodate the required outsourcing areas.

The feasibility study prepared in advance on the basis of a preliminary target room program must be observed as a planning basis. Both for the first construction phase and for the future functional units of the head clinic (construction phases 2 to 6), there is an area requirement assessment that must be observed as the basis for the required budgetary approval.

The planning method BIM must be used by all project participants.

The total construction costs of the 1st construction phase amount to approx. EUR 20 million gross. Construction is planned to start in early 2025; Construction site clearance from mid-2024.
