Subject to the political decision, the client intends to award general planning services for the interim construction of the opera house of the future in stages, including all necessary outdoor and outdoor areas. The services of the general planner include, in particular, the following service profiles:
- buildings and interiors
- outdoor facilities
- structural engineering
- technical equipment
- Plant group 1-8 and additionally stage technology systems
- building physics
- thermal protection and energy balance
- building acoustics
- room acoustics
- fire protection
The client is a 100% subsidiary of the City of Düsseldorf and was commissioned by the latter to plan and build an interim venue for the Düsseldorf Opera in stages. The building to be erected is intended to keep the Düsseldorf Opera, including ballet, ensemble and workshops, capable of performing, in which the existing opera house at the Heinrich-Heine-Allee location will be demolished and replaced by a new building.
The final location of the interim venue and thus the specification of whether it will be a renovation or a new building has not yet been determined. However, the client currently considers a conversion to be more likely. If this is not possible, a highly functional new building (without increased architectural requirements) can also be considered.
The "Opera Interim" project is extremely demanding in terms of time: According to current planning, the Intersims venue must be ready for occupancy by mid-2028. This requires construction to begin in the summer of 2026. In order to meet this schedule, the building application must be submitted by the beginning of 2025.
For opera and ballet operations, space for around 900 to 1000 visitors is to be created in the hall, a usable area of around 11,000 m² is required for the venue, and another 1,200 m² for workshops and other workplaces, as well as corresponding outdoor shunting and delivery areas for logistics.
The essential and indispensable components of an interim venue for an opera are:
- certain stage dimensions as a basic measure for the takeover of existing repertoire productions,
- Main stage, side stages and a stage tower with a certain height of about 20 meters with a portal bridge,
- a sophisticated, contemporary stage technology
- an orchestra pit for approx. 80 musicians with delivery facilities;
- Stage floor with requirements for ballet performances
- excellent acoustics suitable for singers and orchestras;
- Barrier-free functional areas
A feasibility study is currently being carried out for the interim venue, taking into account the spatial and functional programme to be realised. As a result of the feasibility study, a new building can be built, but also a conversion with an extension of an existing building.
This feasibility study must first be updated by the general planner in the listed specialist planning areas of service phases 1-2 HOAI, synchronised with the client's own planning and submitted in its entirety to the client for approval. In particular, the eligibility for approval in terms of fire protection must be agreed in advance by the authorities. In addition, a quick and thorough internal coordination with the specialist disciplines (building physics, room acoustics, stage technology, structural engineering, etc.) is required. Subsequently, service phase 3 HOAI, including all specialist planning services, must be provided and submitted to the Client for approval.
The Client then obtains an implementation and financing decision on the basis of this planning. The service phases 4-8 HOAI will initially only be called up optionally separately according to planning areas in stages to be specified in more detail and depending on the decision-making situation. Initially, only the first assignment stage (LP 1-3) is planned. In this case, there is no entitlement to call up the further assignment stages.
The service phases 4, 5 and 6 of the HOAI service profiles buildings and interiors (architecture), if necessary outdoor facilities, technical equipment, structural design including the assistance of special experts such as e.g. Due to the time constraints, fire protection experts etc. are to be processed in parallel after commissioning. The general planner must have a sufficiently large number of employees available for this purpose.
It is planned to award the construction services to one or more general contractors on the basis of a functional specification with additional key details. The preparation of the functional specification and the supervision of the award procedure is the responsibility of the general planner. According to current planning, the preparation of the supplementary LPH 5 will be carried out by the general contractor. In service phase 8, the general planner is responsible for checking the work and assembly planning of the general contractor for compliance with the contractual target. In addition, the general planner is responsible for quality assurance of the general contractor's execution services.
