II.1.4) Short description:

The subject of the contract to be awarded are services for structural planning and building pit enclosure according to §§ 49-52 HOAI 2013 as well as services for object planning building pit enclosure according to §§ 41-44 HOAI 2013

More detailed and important information on the planning services to be awarded (object of the contract) is described under point II.2.4) of this announcement.

A) General information about the institute

The research center for the science of pathogens is to be located in the immediate vicinity of the Humboldt University campus. The building plot provided by the State of Berlin in heritable building lease is located on the northern edge of the Humboldt University in Berlin and cannot be seen from Albrechtstrasse itself.

On the campus area there are numerous important research buildings from the 19th and 20th centuries, due to its scientific and historical importance, the entire area is under ensemble protection. In 2019, an urban planning ideas competition was held for the campus. In consideration of the monument preservation requirements, the extension by a modern laboratory building is permitted.

The planners are expected to come up with a functional, compact and economical solution proposal with high design standards, the cubage and design of which fits sensitively into the listed surroundings, can be spatially well connected to the adjacent listed existing building and at the same time can cope with the cramped property situation.

Overall, the area balance of the overall measure (accommodation of an experimental department and 4 research groups) includes a usable area (NUF1-6) of 2,485 m 2 . The gross floor area (GFA) is approx. 5 488 m 2 . The gross volume BRI is approx. 23,640 m 2 .

B) Information on the planning performance of the structural planning of the building

The existing building, which is listed as a historical monument, is to be retained in its structure and merely adapted for use as an office building.

The new laboratory building is to be connected to the existing building and form a unit with it. The urban planning requirements provide for a courtyard situation to be created in the access area that fits into the campus structure of the Humboldt University.

The maximum eaves height of the new building is 18.20 m based on building 18 on campus. This means that a maximum of 4 upper floors are possible.

Because the roof areas with technical superstructures cannot be built on, it is necessary to accommodate most of the technical areas in the basement. The foundation and the construction of the excavation pit on this property with pressing groundwater and the extremely cramped inner-city location posed particular challenges for this project.

Due to the high vibration requirements in the highly installed laboratories, the structural engineer must take into account the EMF and vibration information in his planning in coordination with an expert commissioned separately by the client.

According to the foundation recommendation of the geotechnical report, a groundwater lowering is necessary during the construction period due to the planned foundation level of approx. 4.50 m below the ground level, as the foundation level is below the mean groundwater level.

It is also recommended to re-compact the foundation base with a suitable compaction device (Proctor density DPr ≥ 100). The aim is to achieve a minimum density of storage

(Evd> 45 MN / m 2 ).

Evidence should be provided by means of a static or dynamic load plate. It can be founded over strip or single foundations. The immediately adjacent neighboring buildings must be taken into account. The building loads should be entered into the subsoil at the same height as possible. The rated values of the base resistance specified in the report must be observed.

The structure is partially immersed in the groundwater and has to be sealed against pressing water.

Information on the planning work for the construction pit enclosure

DIN 4124 must be observed when securing the excavation. Due to the high level of groundwater, sheet piling is recommended for construction pits.

In principle, vibrations, ramming or pressing-in are ideal for bringing in the girders or sheet piles. The use of the individual methods must also be checked in relation to the neighboring buildings and the nature of the soil. Construction pit walls must be constructed vertically due to the limited space available.

When planning the construction pit and shoring work, due to the surrounding research facilities and the ongoing institute operation, care must be taken to ensure that the construction pit enclosure is produced with low vibration and vibration.

The upper cost limit for the construction costs according to KGR 300 and 400 is approx. EUR 12.1 million net.

The fee is paid according to the HOAI 2013.

The special requirements for the provision of services may make it necessary to be available for coordination meetings on site or in Munich frequently / at short notice at the request of the client.
