Internal renovation works on rental property

The present assignment concerns the execution of renovation work on social rental homes. It mainly concerns renovation works of all kinds within an empty house. The scope of the works varies (smaller renovation works to larger renovation works) and cannot be described in advance. In addition, these works must be performed on different dates and locations that cannot be determined beforehand. The renovation works are urgent for every (vacant) home.

The assignment consists of a series of sub-assignments, in particular the execution of well-defined activities for a specific residence, for which the execution order is always given by means of an order form. The tenderer must take into account that partial assignments can be executed simultaneously. This with a maximum of 10 simultaneously running partial assignments. The basis for a specific partial assignment is based on an average renovation of a standard single-family home.

These homes are scattered in the municipalities of the district of Halle-Vilvoorde and in three municipalities in the district of Leuven, province of Flemish Brabant.

The purpose of the award of this contract is to reach agreements with a contracting company in order to proceed quickly and cost-efficiently to smaller or larger renovation works on rental properties in the short vacancy period between successive rentals.

It is important that the tenderer carries out the work properly and can thereby meet the start and execution times of a partial assignment stated in the specifications. And this is also possible for several simultaneous partial assignments. This at an economically most advantageous price.

Subcontracting is allowed, but is not recommended.

The assignment is concluded for a period of one year. The assignment can be extended three times by one year. However, the purchase quantity cannot be guaranteed and depends entirely on the urgency of the necessary renovation work and the tenant rotation within the portfolio. The tenderer must therefore be able to respond smoothly and quickly to the changing demand and need.

In principle, the works do not require a building permit or the intervention of an architect.
