At the end of 2020, the municipality of Leusden purchased the plot on which the police station is still being held. The municipality has the desire to (re-) develop this location, located at De Twijnderij in the municipality of Leusden.
The main urban design is based on the development of:
— Approx. 36 apartments in the middle and expensive segment with a size ranging from approximately 80 to 110 m2 GBO. For a limited number of apartments, a larger living space is acceptable,
— A semi-storey basement underneath the entire building used for parking spaces and storerooms belonging to the apartments. In the basement, according to the current estimation, 26 parking spaces can be realised. Therefore, the developer must have at least 26 parking spaces,
— A total gross floor area of (depending on design) approx. 5,000 to 5,500 m2,
— Minimum purchase price of (at least) EUR 1,850,000, — ex VAT, buyer costs. The purchase price gauging date 1.7.2021.
The plot and stall at De Twijnderij 32 in Leusden and the surrounding plots are owned by the municipality of Leusden. The property is currently being used as a police station and dates back to 1993. The police will move to a new police station in the fire station to be renovated at Mayor Van der Postlaan 1. The location at the Twijnderij 32 is therefore eligible for redevelopment to housing (demolition new construction). The municipality is looking for a buyer for this redevelopment task; an accomplished party or development combination that can adequately fulfill this location. A party that has experience with (indoor) urban redevelopment.
